OUT INSPECTION. The Tenant shall, upon termination of this Lease, surrender the Premises and all fixtures and equipment of the Landlord in good, clean and functioning condition, ordinary wear and tear excepted. The move-out inspection shall be made to determine whether there are any damages to the Premises by the Tenant and whether the Tenant may be liable for damages exceeding the amount of the Security Deposit.
