Common use of Ownership Clause in Contracts

Ownership. Subject to Lessor's right to require their removal and to cause Lessee to become the owner thereof as hereinafter provided in this Paragraph 7.4, all Alterations and Utility Installations made to the Premises by Lessee shall be the property of and owned by Lessee, but considered a part of the Premises. Lessor may, at any time and at its option, elect in writing to Lessee to be the owner of all or any specified part of the Lessee-Owned Alterations and Utility Installations. Unless otherwise instructed per Subparagraph 7.4(b) hereof, all Lessee-Owned Alterations and Utility Installations shall, at the expiration or earlier termination of this Lease, become the property of Lessor and remain upon the Premises and be surrendered with the Premises by Lessee.

Ownership. Subject to Lessor's right to require their removal and to cause Lessee to become the owner thereof or elect ownership as hereinafter provided in this Paragraph 7.4provided, all Alterations and Utility Installations made to the Premises by Lessee shall be the property of and owned by Lessee, but considered a part of the Premises. Subject to Lessor's Landlord’s right to require their removal and to cause Lessee Tenant to become the owner thereof as hereinafter provided in this Paragraph 7.4, all Alterations and Utility Installations made to the Premises by Lessee Tenant shall be the property of and owned by LesseeTenant, but considered a part of the Premises. Lessor Landlord may, at any time and at its option, elect in writing to Lessee Tenant to be the owner of all or any specified part of the LesseeTenant-Owned Alterations and Utility Installations. Unless otherwise instructed per Subparagraph 7.4(b) hereof, all LesseeTenant-Owned Alterations and Utility Installations shall, at the expiration or earlier termination of this Lease, become the property of Lessor Landlord and remain upon the Premises and be surrendered with the Premises by LesseeTenant.

Ownership. Unless otherwise instructed per Subparagraph 7.4(bsubparagraph 5.4(b) hereof, all Lessee-Lessee Owned Alterations and Utility Installations shall, at the expiration or earlier termination of this Lease, become the property of Lessor and remain upon the Premises and be surrendered by Lessee with the Premises by LesseePremises.

Ownership. Ownership. Subject to Lessor's right to require their removal and to cause Lessee to or become the owner thereof as hereinafter provided in this Paragraph 7.4, all Alterations and Utility Installations Additions made to the Premises by Lessee shall be the property of and owned by Lessee, but considered a part of the Premises. Lessor may, at any time and at its option, elect in writing to Lessee to be the owner of all or any specified part of the Lessee-Lessee Owned Alterations and Utility Installations*. Unless otherwise instructed per Subparagraph subparagraph 7.4(b) hereof, all Lessee-Lessee Owned Alterations Alteritions and Utility Installations shall, at the expiration or earlier termination of this Lease, become the property of Lessor and Lessornd remain upon the Premises and be surrendered by Lessee with the Premises by Premesis. * - Excluding cabinets, racks, cabling, wiring, and any special lighting paid for the Lessee.

Ownership. Unless otherwise instructed per Subparagraph 7.4(b) hereof, all Lessee-Owned Alterations and Utility Installations shall, at the expiration or earlier termination of this Lease, become the property of Lessor and remain upon the Premises and be surrendered with the Premises by Lessee.

Unless otherwise instructed per Subparagraph 7.4(b7.4 (b) hereof, all Lessee-Owned Alterations and Utility Installations shall, at the expiration or earlier termination of this Lease, automatically and without further action on the part of Lessor, become the property of Lessor and remain upon the Premises and be surrendered with the Premises by Lessee. Notwithstanding anything to the contrary in this Lease, all Trade Fixtures shall be the property of Lessee and may be altered, removed and replaced by Lessee at any time during the Lease Term without Lessor’s consent.

Ownership. Utility Installations shall not include Lessee's communications system.

Ownership. Subject to Lessor's right to require their removal and to cause Lessee to become the owner thereof as hereinafter provided in this Paragraph 7.4, all Alterations and Utility Installations made to the Premises by Lessee shall be the property of and owned by Lessee, but considered a part of the Premises. Lessor may, at any time and at its option, elect in writing to Lessee to be the owner of all or any specified part of the Lessee-Owned Alterations and Utility InstallationsInstallations excepting on fume hood installed by Lessee. Unless otherwise instructed per Subparagraph 7.4(b7.4 (b) hereof, all LesseeLease-Owned Alterations and Utility Installations shall, at the expiration or earlier termination of this Lease, become the property of Lessor and remain upon the Premises and be surrendered with the Premises by LesseeLease.
