Possession and Inspection. 7.01 Buyer shall have possession and occupancy of the Property as of the Closing and transfer of title. Acceptance of transfer of title or occupancy by the Buyer shall be deemed to constitute an acknowledgment of the satisfactory performance of the Seller under this Agreement, except for punchlist items to be completed post-closing as set forth in section 7.02 below. No pre-possession or storage is allowed under any circumstances. 7.02 After the Seller receives a certificate of occupancy for the Property and before the transfer of title to or occupancy by Buyer, the Buyer shall arrange for a pre-closing inspection of the residence with the Seller to determine the extent, if any, of repairs, corrections or further installations required to be made. Seller shall be responsible to make those repair, corrections or further installations within a reasonable time after transfer and to honor the warranties contained in this Agreement. No escrow shall be established or held to secure Seller’s obligation to make such repairs, corrections or further installations.

Possession and Inspection. Seller shall deliver possession of the real estate to Purchaser at Closing in the same condition as it is at the date of the Contract, ordinary wear and tear excepted, and Purchaser shall have the right to inspect the Premises within three (3) days prior to the closing to verify that the condition of the Premises is as required under this Contract.

  • Audits and Inspections At any time during normal business hours and as often as the City may deem necessary, Service Provider shall make available to the City for the City’s examination all of Service Provider’s records and documents with respect to all matters covered by this Agreement and, furthermore, Service Provider will permit the City to audit, examine and make copies, excerpts or transcripts from such records, and to make audits of all contracts, invoices, materials, payrolls, records of personnel, conditions of employment and other data relating to all matters covered by this Agreement.
