Premises and Use. A. Subject to the terms and conditions in this Lease, Landlord hereby leases the Premises to Tenant. B. After Landlord receives Tenant’s notice, Landlord will refund any Security Deposit and any Rent previously paid by Tenant for periods where Tenant did not get possession. E. If Landlord fails to deliver possession to Tenant, this Lease will not be affected, except that: (i) Tenant will not be required to make further payments of Rent unless and until possession is delivered, and (iiiii) if possession is not delivered, or Tenant is not relocated, within thirty (30) days of the Beginning Date of the Term, then Tenant will have the right to terminate this Lease. To terminate the Lease under these circumstances, Tenant must give Landlord written notice before Landlord delivers possession. After Landlord receives Tenant’s notice, Landlord will refund any Security Deposit and any Rent previously paid by Tenant for periods where Tenant did not get possession.
E. Tenant agrees that this Lease extends the right to use the Premises to Tenant only, and not another, and that anyone other than Tenant who visits, occupies, or stays at the Premises is a guest unless the person is a tenant of the Premises by virtue of being a party to a separate Lease with Landlord. Tenant may only bring authorized guests into the Premises. Tenant will be responsible for all guests’ actions (including, without limitation, paying for damage caused by a guest) and ensuring that the guest follows all Landlord and University rules and regulations while at the Facility.
F. Tenant agrees that Landlord may chose not to assign a Unit when this Lease is signed because of the needs of roommate matching. Tenant agrees that if Landlord does not assign space when this Lease is signed, it does not relieve Tenant of his/her responsibilities under this Lease. Landlord will have the option to assign a roommate to any vacant comparable bedroom/space in the Unit before or during the term of this Lease without notice.

Premises and Use. A. Subject to the terms and conditions in this LeaseAgreement, Landlord hereby leases Residence Life and Housing Services Xxxxxx agrees to allow the Resident to use the Premises to Tenant(hereinafter the “Premises”).
B. During the Term, Tenant Resident may use the Premises for residential purposes only, only and may use the Common Areas only for the purposes for which Landlord Residence Life and Housing Services makes them available for tenants Residents of the Facility, all subject to the Rules and Regulations which are attached hereto and are a part of this Lease. Landlord Agreement, as well as the University's "Ram's Eye View" (which is a set of applicable policies) and the "Student Code of Conduct", which are not attached hereto, but are equally applicable to all residents.
C. Residence Life and Housing Services may, from time to time, amend and supplement the Rules and Regulations, effective upon posting . Residence Life and Housing Services will communicate these changes with 72 hours of advanced notice by electronic means and post a notice statement at the Facility or, at Landlord's election, upon notice to TenantFacility. The only exception would be in a dire emergency where Residents' well-being would be compromised by providing such notice.
C. Tenant D. Resident must abide by the University's rules Rules and regulationsRegulations, the “University’s Guide to Residential Living” 's "Ram's Eye View" and the “"Student Code of Conduct” " as each may be updated from time to time. Violation of any of them is shall constitute a significant material breach of this LeaseAgreement.
D. Landlord will not be liable if it cannot give Tenant possession at the beginning of the Term. If Landlord fails to deliver possession to Tenant, this Lease will not be affected, except that: (i) Tenant will not be required to make further payments of Rent unless and until possession is delivered, and (iii) if possession is not delivered, or Tenant is not relocated, within thirty (30) days of the Beginning Date of the Term, then Tenant will have the right to terminate this Lease. After Landlord receives Tenant’s noticeResidence Life and Housing Services receive Resident's information, Landlord Residence Life and Housing Services will refund any Security Deposit and any Rent previously paid by Tenant Resident for periods where Tenant Resident did not get enjoy possession.
E. Tenant F. Resident agrees that this Lease Agreement extends the right to use the Premises to Tenant Resident only, and not another, and that anyone another person. Tenant The Resident will be responsible for all guests’ ' actions (including, without limitation, paying for damage caused by a guest) and ensuring that the guest follows guests follow all Landlord Residence Life and Housing Services and University rules and regulations while at the Facility.

Resident agrees that Landlord Residence Life and Housing Services may chose not choose to assign a Unit space when this Lease Agreement is signed because of the needs of roommate matchingmatching needs. Tenant Resident agrees that if Landlord Residence Life and Housing Services does not assign space allocate a room when this Lease Agreement is signed, it does not relieve Tenant Resident of his/her their responsibilities under this LeaseAgreement. Landlord Residence Life and Housing Services will have the option to assign a roommate to any vacant comparable bedroom/space in the Unit before or during the term of this Lease without Agreement. Residence Life and Housing Services will provide a 48-hour notice, prior to a new roommate moving into the vacant space.
H. The Resident understands that any specific building or apartment requested by the Resident cannot be guaranteed by Residence Life and Housing Services and all room assignments are subject to availability.
I. The Resident understands that the furniture provided, the layout of the room and unit, and square footage of the assigned bedroom and unit may vary depending on the Facility and location of the unit within the Facility. The amenities provided in the unit and shared areas may vary depending on the Facility. The Fixed Housing Cost will remain the same.
