Rent and Other Charges. 3.1 The rent under the Tenancy Agreement accrues weekly in advance and it will be collected as defined in the Tenancy Agreement. If applicable, the Management Company reserves the right to amend the agreed installment payment and any rent outstanding for the remainder of the Tenancy Period will immediately become due in full. 3.4 Where the Tenant pays the full rent payable under the Tenancy Agreement covering the whole of the Tenancy Period in advance, the Tenant is not required to provide a Guarantor. 3.5 The Tenant is required to provide the Management Company with contact details of an adult relative or other suitable person (Nominated Person). The Tenant agrees that the Management Company may contact and inform the Nominated Person in case of emergency or if in the reasonable opinion of the Management Company there is cause for concern for the health, safety or welfare of the Tenant. The Management Company is not liable for any damage, loss, illness or injury which the Tenant suffers as a result of the Management Company being unable to contact the Nominated Person or if the Tenant has not provided accurate contact details for the Nominated Person. 3.6 The Tenant shall pay the 1st Payment of rent to the Management Company on or before the date in which the 1st Payment is due, as detailed in the Payment Schedule. If payment by Direct Debit is the preferred method of payment, the Tenant shall also deliver to the Management Company 10 days before the date in which the Tenant pays the 1st Payment a completed and correct direct debit mandate in respect of payment of the rents detailed in the Payment Schedule at the times and in the manner specified in the Tenancy Agreement (whether demanded or not). The Management Company reserves the right to recharge to the Tenant any additional costs incurred above this amount. 3.6.3 For the avoidance of doubt, there is no right for full details the Tenant to determine this agreement other than as prescribed in relevant legislation. Arrears of rent or any other sums due and outstanding from the Tenant are sufficient and reasonable grounds to refuse an application to consider a replacement tenant.
3.6.4 Any guest(s) staying more than 5 nights per month will have to pay an additional weekly rent for the duration of the Landlordguest stay. 3.12 An allowance of £250 towards 3.5 Normal residential use of electricity, gas, water water, and sewerage utility services is included within the rentRent. The Management Company Landlord reserves the right to recharge the Tenant for non- residential unreasonable or excessive use of such services.
3.6 The Rent shall include any payment to the Management Company for the provision of the Tenant Services.
3.7 At any additional time during the Tenancy the Landlord shall be entitled invoice the Tenant as may be reasonably necessary to:
a. make good any damage to the Room, the Room Items, the Flat, the Service Areas or the Shared Items (except for fair wear and tear);
b. replace any of the Room Items or Shared Items which may be missing from the Room or the Flat;
c. pay any accounts for the services for which the Tenant may be liable under clause 3.5 (due to non-residential, unreasonable or excessive use of such services) and which remain unpaid;
d. pay any Rent which remains unpaid; and
e. pay for the Room, the Room Items, the Flat, the Service Areas and the Shared Items to be cleaned if the Tenant is in breach of its obligations under clauses 6 or 7.
f. If there is no dispute the Management Company/Member invoice the Tenant in accordance to the costs incurred above listed in the Appendix and the conditions of this amountAgreement. These costs will be monitored and notification Payment of excess energy consumption the invoice will be made as soon as practical.
3.13 Where accommodation repairs are necessary following damage caused by the Tenant, the Management Company reserves to right to levy an administration charge of £25.00 in addition to the repair charges.
3.14 A charge of £75.00 will be made for changes made to the Tenancy Agreement at the Tenant’s request once the Tenancy Agreement has been confirmed. These charges include, but are not limited to:
3.14.1 Cancellations within 10 working days of the Tenancy Agreement (Please refer to xxx.xxxxxxxxxxxxxx.xx.xx for full details of the Landlord’s Cancellation Policy);
3.14.2 Roomspace moves;
3.14.3 Changes to payment options;
