Rent and Other Charges. 3.1 The Tenant shall pay the rent in advance. If the Tenant can provide a bona-fide UK-based Guarantor, suitably vetted (at the Landlord's sole discretion) then the rent shall be payable by instalments as defined in the Tenancy Agreement. MPM is not liable for any damage, loss, illness or injury which the Tenant suffers as a result of MPM being unable to contact the Nominated Person or if the Tenant has not provided accurate contact details for the Nominated Person. 3.5 The Tenant shall pay the 1st Payment of rent to the Landlord on or before the 1st Payment Date as defined in the Tenancy Agreement . If payment by Direct Debit is the preferred method of payment, the Tenant shall also deliver to the Landlord 10 days before this 1st Payment Date a completed and correct direct debit mandate in respect of payment of rents as defined in the Tenancy Agreement at the times and in the manner specified in the Tenancy Agreement (whether demanded or not). The Tenant shall pay to the Landlord on demand £25.00 on each and every occasion when the Tenant’s direct debit or cheque is returned by the Landlord’s bank unpaid. 3.6 If any Payment of rent, or other payment which is due under these terms & conditions, is not paid by the due date, the Tenant must pay the landlord: (a) an Administration Fee of £25.00 for each demand for payment (up to a maximum administration fee of £75.00) (b) interest and these sums become payable within 7 (seven) days of MPM asking for them. . The Management Company reserves the right to recharge to the Tenant any additional costs incurred above this amount. The Landlord reserves the right to recharge the Tenant for non- residential unreasonable or excessive use of such services. 3.6 The Rent shall include any payment to the Management Company for the provision of the Tenant Services. 3.7 At any time during the Tenancy the Landlord shall be entitled invoice the Tenant as may be reasonably necessary to: a. make good any damage to the Room, the Room Items, the Flat, the Service Areas or the Shared Items (except for fair wear and tear); b. replace any of the Room Items or Shared Items which may be missing from the Room or the Flat; c. pay any accounts for the services for which the Tenant may be liable under clause 3.5 (due to non-residential, unreasonable or excessive use of such services) and which remain unpaid; d. pay any Rent which remains unpaid; and e. pay for the Room, the Room Items, the Flat, the Service Areas and the Shared Items to be cleaned if the Tenant is in breach of its obligations under clauses 6 or 7. f. If any there is no dispute the Management Company/Member invoice the Tenant in accordance to the costs listed in the Appendix and the conditions of this Agreement. Payment of rent, or other payment which is due under these terms & conditions, is not paid by the due date, invoice will be made within 10 working days of the Landlord and the Tenant must pay agreeing the landlord: (a) an Administration Fee of £25.00 for each demand for payment (up to a maximum administration fee of £75.00) (b) interest and these sums become payable within 7 (seven) days of MPM asking for them. .
