Common use of Rent Control Clause in Contracts

Rent Control. If at the commencement of, or at any time or times during the Term of this Lease, the Rental reserved in this Lease shall not be fully collectible by reason of any Requirement, Tenant shall enter into such agreements and take such other steps (without additional expense to Tenant) as Landlord may request and as may be legally permissible to permit Landlord to collect the maximum rents which may from time to time during the continuance of such legal rent restriction be legally permissible (and not in excess of the amounts reserved therefor under this Lease). Upon the termination of such legal rent restriction prior to the expiration of the Term, (a) the Rental shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, and (b) Tenant shall pay to Landlord, if legally permissible, an amount equal to (i) the items of Rental which would have been paid pursuant to this Lease but for such legal rent restriction less (ii) the rents paid by Tenant to Landlord during the period or periods such legal rent restriction was in effect.

Rent Control. Upon the termination of such legal rent restriction prior to the expiration of the Term, (a) the Rental shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, and (b) Tenant shall pay to Landlord, if legally permissible, an amount equal to the excess of (i) the items of Rental which would have been paid pursuant to this Lease but for such legal rent restriction less restriction, over (ii) the rents paid by Tenant to Landlord during the period or periods such legal rent restriction was in effect.

Rent Control. Rent Control. If at any of the commencement of, Annual Fixed Rent or at any time or times during Additional Rent payable under the Term terms and provisions of this Lease, the Rental reserved in this Lease shall not be fully collectible by reason or become uncollectible, reduced or required to be refunded because of the laws and requirements of any Requirementpublic authorities, Tenant shall enter into such agreements agreement(s) and take such other steps (without additional expense to Tenant) as Landlord may request and as may be legally permissible to permit Landlord to collect the maximum rents which may from time to time during the continuance of such legal rent restriction may be legally permissible (and not in excess of the amounts reserved therefor under this Lease). Upon the termination of such legal rent restriction prior to the expiration of the Termrestriction, (a) the Rental rent shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease herein for the periods following such termination, termination and (b) Tenant shall pay to Landlord, if to the maximum extent legally permissible, an amount equal to (i) the items of Rental rent which would have been paid pursuant to this Lease but for such legal rent restriction restriction, less (ii) the rents rent actually paid by Tenant to Landlord during the period or periods such legal rent restriction was in effect.

Rent Control. If at the commencement of, or at any time or times during the Term term of this Leaselease the rent, the Rental reserved in this Lease or any part thereof, shall not be fully collectible by reason of any Requirementlaw and requirement of public authority, Tenant shall enter into such agreement or agreements and take such other steps action or actions (without additional expense to Tenant) as Landlord may request and as may be legally permissible permissible, to permit Landlord to collect the maximum rents which may from time to time during the continuance of such legal rent restriction be legally permissible (and but not in excess of the amounts reserved therefor under this Leaselease). Upon the termination of such legal rent restriction prior to the expiration of the Term, term of this lease (a) the Rental rents shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease lease for the periods period of the term following such termination, termination and (b) Tenant shall pay to Landlord, if legally permissible, an amount equal to (i) the items of Rental rents which would have been paid pursuant to this Lease lease but for such legal rent restriction less (ii) the rents actually paid by Tenant to Landlord during the period or periods such legal rent restriction was in effect. Tenant hereby appoints Landlord its attorney-in-fact to execute any and all necessary agreements and documents pursuant to this Section.

Rent Control. A-15.01 If at the commencement of, or at any time or times time(s) during the Term of this Lease, the Rental reserved in this Lease Rent shall not be fully collectible by reason of any RequirementFederal, State, County or local law, proclamation, order or regulation, or direction of a public officer or body pursuant to law, Tenant shall enter into such agreements agreement (s), and take such other lawful steps (without additional expense to Tenant) ), as Landlord may request and as may be legally permissible to permit Landlord to collect the maximum rents which may from time to time during the continuance of such legal rent restriction be legally permissible (and but not in excess of the amounts reserved therefor under this Lease). Upon the termination of such legal rent restriction prior to the expiration of the TermTerm of this Lease, (a) the Rental Rent shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, termination and (b) Tenant shall pay to Landlord, if legally permissible, an amount equal to (i) the items of Rental Rent which would have been paid pursuant to this Lease lease but for such legal rent restriction less (ii) the rents Rent paid by Tenant to Landlord during the period or periods period(s) such legal rent restriction was in effect.

Rent Control. Section 42.1 If at the commencement of, or at any time or times during the Term of this Lease, the Rental reserved in this Lease shall not be fully collectible by reason of any Requirement, Tenant shall enter into such agreements and take such other steps (without additional expense to Tenant) as Landlord may request and as may be legally permissible to permit Landlord to collect the maximum rents which may from time to time during the continuance of such legal rent restriction be legally permissible (and not in excess of the amounts reserved therefor under this Lease). Upon the termination of such legal rent restriction prior to the expiration of the Term, (a) the Rental shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, and (b) Tenant shall pay to Landlord, if legally permissible, an amount equal to (i) the items of Rental which would have been paid pursuant to this thus Lease but for such legal rent restriction less (ii) the rents paid by Tenant to Landlord during the period or periods such legal rent restriction was in effect.

Rent Control. Upon the termination of such legal rent restriction prior to the expiration of the Term, (a) the Rental shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, and (b) Tenant tenant shall pay to Landlord, if legally permissible, an amount equal to (i) the items of Rental which would have been paid pursuant to this Lease but for such legal rent restriction less (ii) the rents paid by Tenant to Landlord during the period or periods such legal rent restriction was in effect.

Rent Control. To the fullest extent permitted by law, Tenant waives ------------ the benefit of all existing and future rent control laws and similar governmental rules and regulations, whether in time of war or not. If at the commencement of, Basic Rent or at any time additional rent or times during the Term of this Lease, the Rental reserved in this Lease any portion thereof shall not be fully collectible or become uncollectable by reason virtue of any Requirementlaw, Tenant shall enter into such agreement or agreements and take such other steps action (without additional expense to Tenant) as Landlord may request and request, as may be legally permissible permissible, to permit Landlord to collect the maximum rents Basic Rent and additional rent which may may, from time to time during the continuance of such legal rent restriction restrictions, be legally permissible (and permissible, but not in excess of the amounts reserved therefor of Basic Rent or additional rent which are stipulated as payable under this Lease). Upon the termination of such legal rent restriction prior to the expiration of the Termrestriction, (a) the Rental Basic Rent and additional rent, after such termination, shall become payable under this Lease in the amount of the Basic Rent and thereafter be payable hereunder in accordance with the amounts reserved additional rent set forth in this Lease for the periods period following such termination, termination and (b) Tenant shall pay to Landlord, if legally permissible, an amount equal to (i) the items of Rental Basic Rent and additional rent which would have been paid pursuant to this Lease but for such legal rent restriction less restriction, minus (ii) the rents Basic Rent and additional rent paid by Tenant to Landlord during the period or periods that such legal rent restriction was in effect.

Rent Control. A-15.01 If at the commencement of, or at any time or times time(s) during the Term term of this Lease, the Rental reserved in this Lease Rent shall not be fully collectible by reason of any RequirementFederal, State, County or local law, proclamation, order or regulation, or direction of a public officer or body pursuant to law, Tenant shall enter into such agreements agreement(s), and take such other lawful steps (without additional expense to Tenant) ), as Landlord may request and as may be legally permissible to permit Landlord to collect the maximum rents which may from time to time during the continuance of such legal rent restriction be legally permissible (and but not in excess of the amounts reserved therefor under this Lease). Upon the termination of such legal rent restriction prior to the expiration of the Termterm of this Lease, (a) the Rental Rent shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, termination and (b) Tenant shall pay to Landlord, if legally permissible, an amount equal to (i) the items of Rental Rent which would have been paid pursuant to this Lease lease but for such legal rent restriction less (ii) the rents Rent paid by Tenant to Landlord during the period or periods period(s) such legal rent restriction was in effect.

Rent Control. Upon the termination of such legal rent restriction prior to the expiration of the Term, (a) the Rental rents shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, termination and (b) Tenant shall pay to LandlordOwner, if legally permissible, an amount equal to (i) the items of Rental rents which would have been paid pursuant to this Lease but for such legal rent restriction less (ii) the rents paid by Tenant to Landlord Owner during the period or periods period(s) such legal rent restriction was in effect.

Upon the termination of such legal rent restriction prior to the expiration of the Term, (a) the Rental shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, and (b) Tenant shall pay to Landlord, if legally permissible, an amount equal to (i) the items of Rental which that would have been paid pursuant to this Lease but for such legal rent restriction restriction, less (ii) the rents paid by Tenant to Landlord during the period or periods such legal rent restriction was in effect.

Rent Control. Upon the termination of such legal rent restriction prior to the expiration of the Termrestriction, (a) the Rental rent shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease herein for the periods following such termination, termination and (b) Tenant shall pay to Landlord, if to the maximum extent legally permissible, an amount equal to (i) the items of Rental rent which would have been paid pursuant to this Lease but for such legal rent restriction restriction, less (ii) the rents rent actually paid by Tenant to Landlord during the period or periods such legal rent restriction was in effect.

If at the commencement offixed rent or any additional rent shall be or become uncollectible by virtue of any law, governmental order or regulation, or at any time or times during the Term of this Lease, the Rental reserved in this Lease shall not be fully collectible by reason direction of any Requirementpublic officer or body pursuant to law, Tenant shall enter into such agreement or agreements and take such other steps (without additional expense to Tenant) action as Landlord Owner may request and reasonably request, as may be legally permissible permissible, to permit Landlord Owner to collect the maximum rents fixed rent and additional rent which may from time to time during the continuance of such legal rent restriction be legally permissible (and permissible, but not in excess of the amounts reserved therefor of fixed rent and additional rent payable under this Lease)lease. Upon the termination of such legal rent restriction prior to the expiration of the Term, term of this lease (a) the Rental shall become fixed rent and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following additional rent, after such termination, shall become payable under this lease in the amount of the fixed rent and additional rent set forth and (b) Tenant shall pay to LandlordOwner, if legally permissible, an amount equal to (i) the items of Rental fixed rent and additional rent which would have been paid pursuant to this Lease lease, but for such legal rent restriction restriction, less (ii) the rents fixed rent and additional rent paid by Tenant to Landlord Owner during the period or periods that such legal rent restriction was in effect.

Rent Control. Upon the termination of such legal rent restriction prior to the expiration of the Term, (a) the Rental shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, and (b) Tenant shall pay to 82 Landlord, if legally permissible, an amount equal to (i) the items of Rental which would have been paid pursuant to this Lease but for such legal rent restriction less (ii) the rents paid by Tenant to Landlord during the period or periods such legal rent restriction was in effect.

Rent Control. Upon the termination of such legal rent restriction prior to the expiration of the Term, (a) the Rental shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, and (b) Tenant shall pay to Landlord, if legally permissible, an amount equal to (i) the items of Rental which would have been paid pursuant to this Lease but for such legal rent restriction restriction, less (ii) the rents paid by Tenant to Landlord during the period or periods such legal rent restriction was in effect.

Rent Control. If at the commencement of, Base Rent or at any time Additional Rent shall be or times during the Term of this Lease, the Rental reserved in this Lease shall not be fully collectible become uncollectible by reason virtue of any Requirement, Tenant shall enter into such agreements and take such other steps (without additional expense to Tenant) action as Landlord Owner may request and reasonably request, as may be legally permissible permissible, to permit Landlord Owner to collect the maximum rents Base Rent and Additional Rent which may from time to time during the continuance of such legal rent restriction be legally permissible (and permissible, but not in excess of the amounts reserved therefor of Base Rent and Additional Rent payable under this Lease). Upon the termination of such legal rent restriction prior to the expiration of the Term, Term (a) the Rental shall become Base Rent and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following Additional Rent, after such termination, shall become payable under this Lease in the amount of the Base Rent and Additional Rent set forth and (b) Tenant shall pay to LandlordOwner, if legally permissible, an amount equal to (i) the items of Rental Base Rent and Additional Rent which would have been paid pursuant to this Lease Lease, but for such legal rent restriction restriction, less (ii) the rents Base Rent and Additional Rent paid by Tenant to Landlord Owner during the period or periods that such legal rent restriction was in effect.

Rent Control. If at the commencement ofof this Lease, or at any time or times during the Term of this LeaseTerm, the Rental reserved in this Lease shall is not be fully collectible by reason of any Requirement, then Tenant shall enter into such agreements and take such other steps (without additional expense to Tenant) as Landlord may request and as may be legally permissible to permit Landlord to collect the maximum rents which may from time to time during the continuance of such legal rent restriction be legally permissible (and not in excess of the amounts reserved therefor under this Lease). Upon the termination of such legal rent restriction prior to the expiration of the Term, (a) the Rental shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, and (b) Tenant shall pay to Landlord, if legally permissible, an amount equal to (i) the items of Rental which would have been paid pursuant to this Lease but for such legal rent restriction restriction, less (ii) the rents items of Rental paid by Tenant to Landlord during the period or periods such legal rent restriction was in effect.

Rent Control. Upon the termination of such legal rent restriction prior to the expiration of the Termterm of this Lease, (a) the Rental Rent shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, termination and (b) Tenant shall pay to Landlord, if legally permissible, an amount equal to (i) the items of Rental Rent which would have been paid pursuant to this Lease lease but for such legal rent restriction less (ii) the rents Rent paid by Tenant to Landlord during the period or periods period(s) such legal rent restriction was in effect.

Upon the termination of such legal rent restriction prior to the expiration of the Term, (a) the Rental rents shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease for the periods following such termination, termination and (b) Tenant shall pay to LandlordOwner, if legally permissible, an amount equal to (i) the items of Rental rents which would have been paid pursuant to this Lease but for such legal rent restriction less (ii) the rents paid by Tenant to Landlord Owner during the period or periods period(s) such legal rent restriction was in effect. Any security deposited by Tenant may be retained by Owner for one (1) year after such termination of this Lease, to secure collection of any amount Owner may be entitled to receive pursuant to clause (b) above.

Rent Control. If at the commencement of, or at any time or times during during, the Term of this LeaseSublease, the Rental Rent reserved in this Lease shall Sublease is not be fully collectible by reason of any Requirement, Tenant then Sublessee shall enter into such agreements and take such other steps (without additional expense to TenantSublessee) as Landlord Sublessor may reasonably request and as may be legally permissible to permit Landlord allow Sublessor to collect the maximum rents which may from time to time during the continuance of such legal rent restriction be legally permissible (and not in excess of the amounts reserved therefor under this LeaseSublease). Upon the termination of such legal rent restriction prior to the expiration of the Term, (a) the Rental Rent shall become and thereafter be payable hereunder in accordance with the amounts reserved in this Lease Sublease for the periods following such termination, and (b) Tenant Sublessee shall pay to LandlordSublessor, if legally permissible, an amount equal to the excess of (i) the items of Rental Rent which would have been paid pursuant to this Lease Sublease but for such legal rent restriction less restriction, over (ii) the rents paid by Tenant Sublessee to Landlord Sublessor during the period or periods such legal rent restriction was in effect.
