Repair and Maintenance of the Project. To the extent established by the Operating Budget or Legal Requirements, Owner shall sufficiently fund the maintenance and repair of the Project to maintain the Project in the Standard Market Condition. Manager shall have no obligation to maintain the Project in the Standard Market Condition unless funds are made available for the same by Owner.
