Common use of REPAIRS AND MAINTENANCE BY LANDLORD Clause in Contracts

REPAIRS AND MAINTENANCE BY LANDLORD. (a) During the Lease Term, Landlord shall be responsible for all maintenance, repair and replacement obligations related to the Premises and the Complex, except as otherwise provided for in Section 8.01, and damage due to fire or casualty, to the extent this Lease requires Landlord to insure against such fire or casualty. All repairs and maintenance to be made by Landlord shall be at Landlord's risk and expense.

(a) During the Lease Term, Landlord shall be responsible for all maintenancemaintaining the roof, repair foundation, and replacement obligations related exterior walls of the Building, and electrical, HVAC, plumbing, and drainage systems servicing the Premises, in good condition (to the Premises Statewide Adequacy Standards), including repairs and the Complexreplacements, except as otherwise provided for in Section 8.01, and damage due to fire or casualty, to the extent this Lease requires Landlord to insure against such fire or casualty8.2. All maintenance, repairs and maintenance replacements to be made by Landlord shall be at Landlord's ’s risk and expense.
