REPAIRS AND RENOVATIONS ON TERMINATION. If, on termination of the lease, repairs or renovations are necessary to the LEASED PREMISES by virtue of a failure of the TENANT to carry out the obligations imposed upon the TENANT in terms of this lease, the LANDLORD shall be entitled to carry out such repairs or renovations as are necessary and to recover the costs from the TENANT. The TENANT shall also be responsible for damages for loss of rental during the period the repairs and renovations are being carried out at not less than the rental payable immediately prior to termination of the lease and reckoned until the end of the month in which the work is completed.
