Repairs and Replacements. (a) Lessor shall, at its cost and expense, maintain the structural portions of the Building, the heating, ventilation and air-conditioning system and the sanitary, electrical, and other systems for all portions of the Building including the Leased Premises, and any portions of the Building used by tenants in common, in good order and repair, including repairing and replacing foundations, floors (not including floor coverings), structural supports, roofs (including maintaining the roof in a watertight condition), roof structures, walls (except for interior wall coverings), exterior doors, entryways, steps, ramps, vestibules, and store fronts; maintain and replace as necessary all fuel tanks at the Leased Premises, if any; and repaint all exterior painted portions of such improvements when reasonably necessary. Lessor warrants the Building's existing heating, air conditioning and ventilation system to be in good working order at the time of Lessee's occupancy at the initiation of this Lease. (b) Lessee shall make all repairs to the Leased Premises which is necessitated by Lessee's negligence, willful misconduct or failure to comply with the terms of this Lease, or in the installation or removal of any of Lessee's fixtures, signs or improvements. Lessee shall replace all broken glass in the Leased Premises. Lessee shall be responsible for all repairs to the interior and windows of the Leased Premises, and shall maintain or provide for the maintenance and maintenance contracts on any special heating, ventilating or air conditioning equipment serving the Leased Premises that is installed by Lessee.

Repairs and Replacements. Notwithstanding Landlord's obligations under Article III Paragraph B any portions damage or injury to the Leased premises and to its fixtures, appurtenances and equipment caused by Tenant's negligence or the negligence of Tenant's employees, agents contractors, guests or invitees, or moving property in or out of the Building used by tenants installation or removal of furniture, fixtures or other property, shall be repaired or replaced promptly by Tenant at its sole cost and expense, which repairs and replacements shall be in commonquality and class equal to the original work or installations. Without limiting the generality of the foregoing, in good order Tenant shall, at its sole cost and repairexpense, including repairing repair and/or replace all damaged windows, glass and replacing foundationsplate glass, floors (not including floor coverings), structural supports, roofs (including maintaining the roof in a watertight condition), roof structures, walls (except for interior wall coverings), exterior doors, entrywaysany specific office or warehouse front, stepsinterior walls, ramps, vestibules, any finish conditioning equipment and store fronts; maintain systems in and replace as necessary all fuel tanks at for the Leased Premises, if any; water, sanitary sewer, electricity and repaint all exterior painted portions gas lines to the point of such improvements when reasonably necessary. Lessor warrants the Building's existing heating, air conditioning and ventilation system to be in good working order at the time of Lessee's occupancy at the initiation of this Lease.
(b) Lessee shall make all repairs connection to the Leased Premises which is necessitated by Lessee's negligence(provided that any damage to the mains, willful misconduct laterals or failure trunk lines from the point of connection to comply with the terms of this Lease, or in the installation or removal of any of Lessee's fixtures, signs or improvements. Lessee shall replace all broken glass in the Leased Premises. Lessee Premises caused by the Tenant or its employees, agents, contractors, guests or invitees, shall be responsible for all repairs to the interior Tenant's responsibility), plumbing and windows of the Leased Premiseselectrical work and fixtures, and shall maintain suffer and permit no waste; provided however, that Tenant shall not be obligated to repair any damage caused by fire, tornado, or provide for the maintenance other casualty covered by fire and maintenance contracts on any special heatingextended coverage provisions of Landlord's fire and extended coverage insurance policy. If Tenant fails to perform Tenant's obligations under this Article IV, ventilating or air conditioning equipment serving Paragraph C, Landlord may, at Landlord's option, enter upon the Leased Premises that is installed by Lesseeafter ten (10) days prior written notice to Tenant, and cause all necessary repairs and/or replacements to be made, and the cost thereof shall be due and payable to Landlord within ten (10) days after receipt of Landlord's statement therefor.

(b) Lessee to all structural portions (whether exterior or interior) of the Premises, including but not limited to the walls, roof and foundation, and (c) to sidewalks, driveways and pedestrian approaches adjacent to the Premises. Landlord further agrees, during the term of this lease, at its expense promptly to make any major repairs or replacements required with respect to the plumbing, sewer, electrical and elevator (if any) systems serving the Premises. Tenant shall have no obligation to make all any repairs to the Leased Premises which is necessitated are required because of defective materials or workmanship either in the construction of the Premises or in any work on the Premises required to be done by Lessee's negligenceLandlord, willful misconduct or failure and Landlord agrees to comply with make all such repairs at its expense.* * Notwithstanding the terms foregoing, Tenant agrees to provide all maintenance, repairs and replacements of the heating and air conditioning systems installed by Tenant and Landlord agrees to provide all maintenance, repairs and replacements of the heating and air conditioning systems serving the Premises on the date of this Lease, or in the installation or removal of any of Lessee's fixtures, signs or improvements.
