Common use of Repairs by Lessee Clause in Contracts

Repairs by Lessee. Lessee shall at its own cost and expense, repair or replace any damage or injury done to the Building, or any part thereof, caused by Lessee or Lessee's agents, contractors, employees, invitees, or visitors; provided, however, if Lessee fails to make such repairs or replacements, Lessor may do so, and Lessee shall repay the cost thereof to the Lessor on demand, except as provided in Article V, Paragraph 12.
