Requirements of Governmental Authorities. Lessor shall fully cooperate with Lessee, at no out-of-pocket expense to Lessor, in connection with (i) obtaining and complying with any land use, environmental or other Governmental Approvals required for the financing, construction, installation, relocation, replacement, maintenance, operation or removal of any Wind Energy Improvements, including without limitation execution of applications for such Approvals and (ii) providing affidavits or documents from Lessor customarily required by title companies.

Requirements of Governmental Authorities. Tenant, at its expense, shall obtain all necessary permits and certificates from Governmental Authorities for the commencement and prosecution of any Alterations and final approval from Governmental Authorities upon completion, promptly deliver copies of the same to District and cause the Alterations to be performed in compliance with all Applicable Laws and requirements of Leasehold Mortgagees and insurers of the Leased Premises, and any Board of Fire Underwriters, Fire Insurance Rating Organization, or other body having similar functions, and in good and workmanlike manner, using materials and equipment at least equal in quality and class to the original quality of the installations at the Leased Premises that are being replaced.
Requirements of Governmental Authorities. If Borrower fails to comply with any requirements of any governmental authority having jurisdiction, within thirty (30) days after written notice of such requirements shall have been given to Borrower; provided, however, that said thirty (30) day limitation shall not apply to any requirements of governmental authorities which are being contested by Borrower in good faith and for which the failure to comply will not cause a Material Adverse Effect; or
Requirements of Governmental Authorities. At all times during the Lease Term, Lessee shall, at Lessee's sole cost and expense, (i) make all alterations, additions, repairs and renovations to the Facilities, the Land and every part or parts thereof, required by Applicable Laws now or hereafter in effect; and (ii) indemnify, defend and hold Lessor and the Premises and every part thereof, harmless from any and all liability, loss, damages, fines, penalties, claims and actions resulting from Lessee's failure to comply with the provisions of this Article.
