Sale and purchase of the Interests is made subject to all reservations, exceptions, limitations, contracts and other burdens or instruments which are of record or of which Buyer has actual notice, other than those caused or created by Seller or those such as would constitute a breach of Seller’s representations, warranties and covenants.
