RESIDENT’S OBLIGATIONS. RESIDENT’S OBLIGATIONS. Resident agrees hereby agrees, represents and warrants as follows:

Resident shall occupy and use the Property as the Resident's Principal Residence within sixty (60) days of the Term Commencement Date (as defined in Section 3 hereof) and shall continue to occupy and use the Property as the Resident's Principal Residence, on an uninterrupted basis, during the Term of this Agreement; and
b. Buyer shall improve, develop, redevelop, and/or repair the Property in accordance with the Development Plan on or before , 20 (INSERT DATE ONE YEAR FROM CLOSING ) (the "Completion Date"); and
c. Upon the Land Bank's demand, Resident shall provide proof satisfactory to the Land Bank that Resident shall: GENERALis using and occupying the Property as Resident's Principal Residence; and
a) Pay d. Resident shall comply with all rent federal, state, county, city, town and other charges promptly when due or assessedapplicable laws, including utilities for which Resident is responsible (electricalordinances, water, sewer, garbage, heating oil, telephone/TV/internet, etc.);
b) Execute rules and regulations and all revised rental agreements upon request;
c) Provide orders and rules of any duly constituted authorities affecting the Owner with emergency contact information within 10 days of commencement of tenancy and to provide updated or new information whenever such information is available;
d) Notify and deliver to Owner any legal notice received from any person or governmental agency which relates to the Premises. Fines assessed to Owner by any governmental agency resulting from a Resident's negligent behavior, including but not limited to failure to observe burn bansProperty, or Resident's maintenance of a nuisance, shall be the responsibility use and occupancy of the Resident to pay;Property (collectively "Laws"); and
e) Not do or keep anything in or about the premises which will increase the present insurance rate thereon. Resident agrees to reimburse Owner for any increase that might occur for violation of this rule; CONDUCT
f) Be responsible for Resident's own proper conduct and of all guests, including the responsibility for understanding and observing all policies and rules;
g) Reimburse Owner immediately upon demand in the amount of the loss, property damage, or cost of repairs or service (including plumbing trouble) caused by negligence or improper use by Resident, their invitees, family, or guests. Owner's failure or delay in demanding damage reimbursement, late payment charges, returned check charges, or other sums due from e. Resident shall not create or allow any nuisance to exist in or on the Property; and
f. Resident shall pay when due all taxes, liens, judgments, assessments, sewer and water charges and environmental clean-up costs which may be deemed required by a waiver thereofgovernmental authority with appropriate authority affecting or pertaining to the Property, and Resident shall furnish evidence of payment of same on the Land Bank's demand; and
g. Resident shall keep the Property and Owner all improvements insured against loss by fire, with extended coverage endorsement, and such other hazards and/or potential liabilities (and in such amounts) as the Land Bank may demand the same at any reasonably require from time to time;
h) Not permit any person to occupy the Premises other than those persons identified in Paragraph 11. See Paragraph 11 for Guest rules. All unauthorized occupants shallpolicies shall have endorsed thereon the standard New York mortgagee clause in the name of the Land Bank as an additional insured. Resident shall also, in addition on the Land Bank's demand, furnish evidence of coverage to any other remedy, result in imposition of a per day charge of $100;
i) Not copy keys for unit or give keys the Land Bank and assign and deliver such policies to anyone other than those listed as Lease Occupants without the Owner's prior written consent;
j) Comply with all laws and ordinances and the directions of all proper officers in relation thereto;Land Bank.

e) To properly dispose of all rubbish, garbage, and other waste at reasonable and regular intervals and to follow all recycling procedures. To assume all costs of extermination and fumigation for infestation caused by Resident; Resident agrees not to store any hazardous material including but not limited to asbestos, petroleum and petroleum byproducts, old batteries, or paint on the premises or Property.
f) Be responsible for Resident's own proper conduct and Not to intentionally or negligently destroy, deface, damage, change, repair or remove any part of all gueststhe structure or dwelling, including the responsibility for understanding facilities, equipment, furniture, floor or window coverings, furnishings, locks and observing appliances (“equipment”), or permit any member of Resident’s family, invitee, licensee, or any person under Resident’s control to do so, and agrees to notify Owner of any such damage that occurs; To properly use and operate all policies and rulessuch equipment, To repair at Resident’s expense any damage to the premises or equipment caused by Resident’s acts or neglect within the time period provided by written notice from Owner requiring such repairs;
g) Reimburse Owner immediately upon demand Except in cases of emergency where no notice is required, to permit Owner, his or her agents, employees, or representatives to enter the Premises at reasonable times after notice as provided in the amount of Residential Owner-Resident Act and to permit Owner to show the loss, property damage, or cost of repairs or service (including plumbing trouble) caused by negligence or improper use by Resident, their invitees, family, or guests. Owner's failure or delay in demanding damage reimbursement, late payment charges, returned check charges, or other sums due from Resident shall not be deemed a waiver thereof; and Owner may demand the same at any time;premises to prospective Residents.
h) Not To permit Owner to display “for rent” or “for sale” signs at any person to occupy the Premises other than those persons identified in Paragraph 11. See Paragraph 11 for Guest rules. All unauthorized occupants shall, in addition to any other remedy, result in imposition of time during a per day charge of $100tenancy;
i) Not copy keys for unit or give keys Resident understands that this tenancy shall terminate at 11:00 p.m. on the last day of occupancy. It is Resident’s obligation to anyone other than those listed as Lease Occupants without have the Owner's prior written consentPremises vacant and thoroughly clean by that hour;
j) Comply TV, stereo, radio and musical instrument volumes shall be kept low enough so that no noise whatsoever shall escape from the property. Tenant shall not keep or maintain a nuisance on the Property.
k) Not to make any alterations, additions, painting or improvements to the premises, nor to change or add additional locks, nor change or add telephone or cable T.V. jacks, nor to install any wires, satellite television antennas, cables or aerials for radio or television purposes on the roof or other parts of the Premises without the prior written approval of Owner. In the event such consent is given, all such alterations or additions shall be made at the sole expense of Resident and shall become the property of Owner and remain in and be surrendered with the premises upon vacancy, unless the consent given requires the removal of the improvement and restoration of the Premises. Resident is responsible for any damage caused by the use of tacks, nails, or adhesives on walls or woodwork.
l) To notify Owner immediately in writing of any necessary repairs or damage to the premises such as leaking pipes, toilets, faucets, etc.;
m) To comply with all laws and ordinances and the directions of all proper officers in relation thereto;; with special emphasis placed on the Owner’s prohibition on the use of the Premises for prostitution, drug manufacture/use/possession/sale, any felony or misdemeanor or any other illegal use. Resident shall keep the premises free of illegal drugs, nor use the same on the Premises. Residents agree not to abuse any drugs, whether legal or illegal, or alcohol in a manner that will either disturb the peace of quiet enjoyment of other residents or endanger the health, safety, or well-being of any resident, family member, guest or invitee resident at the Premises or adjacent properties. Resident, family members or guests shall not engage in gang related activity on or about the Premises.

Guests of Resident staying a maximum of 2 days are permitted within any given 4 week period and do not require authorization by Owner. All unauthorized occupants shall, in addition to any other remedy, result in imposition of a per day charge of $50.00.
p) If applicable, the laundry room shall be cleaned by resident after each use. Laundry facilities shall not be used by non-Residents or for commercial purposes. The laundry and its facilities shall be used only for washing and drying of the usual personal and household articles. No cleaning with inflammable materials or dyeing of clothes in washing machines is permitted.
q) Not to throw anything from windows and / or balconies.
r) Not to store bicycles or other personal effects in common areas such as halls, stairways, elevator, laundry rooms, public areas, or areas of the dwelling such as decks or hallways which are open to public view, unless such item has been specifically approved by Owner.
s) Except otherwise permitted by law, to display no signs or placards on or about the Premises or Property.
t) Resident, family, and guests shall have due regard for the peace and enjoyment of other Residents in the Building. The level of noise created by any Resident, within or outside any unit, whether it originates from television, stereo, conversation, or any other source must be such that it cannot be heard in any other Resident’s unit between the hours of 7:00 pm. and 9:00 am.
u) To keep the Premises and Common areas such as parking spaces, patio and / or lanai, and storage area, including furnishings, appliances, floor coverings, and draperies in good order, and in a clean and sanitary condition.
v) To conform to the rules and regulations adopted by Owner that supplement this Agreement, as the same may be amended by Owner upon demand 30 days’ written notice. Nothing herein shall be interpreted as authorizing Landlord to increase the rent unless the effective date thereof is at the conclusion of a term lease or as otherwise provided on 30 days’ notice pursuant to ORS 90.600. Resident shall maintain liability insurance and licenses upon all motor vehicles brought onto the Property and shall provide Owner proof upon request.
w) Residents shall not block open or provide access through any security doors, nor shall Resident disable any security devices on the Premises.
x) Resident shall not disconnect or relocate within the dwelling any owner supplied appliance without owner’s written consent.
y) To notify and deliver to management any legal notice received from any person or governmental agency that relates to the Property.
z) Resident shall reimburse Owner promptly in the amount of the loss, property damage, or cost of repairs or service (including plumbing trouble) caused by negligence or improper use by Resident, their invitees, family, or guests. Residents shall be responsible for any damage resulting from windows or doors left open. Such reimbursement shall be due immediately upon demand by owner. Owner's ’s failure or delay in demanding damage reimbursement, reimbursements; late payment charges, returned check charges, charges or other sums due from Resident shall not be deemed a waiver thereof; and Owner may demand the same at any time;

3.1.2 all sundry charges maintenance, cleaning or other services as separately charged to the Resident and payable in full on the date coinciding with the next Occupancy Fee instalment date after the date on which they are accrued.
3.2 The Resident agrees that any rights which the Resident shall: GENERAL
a) Pay all rent may be granted pursuant to this Licence to Occupy are always and other charges promptly when due or assessed, including utilities for which Resident is responsible (electrical, water, sewer, garbage, heating oil, telephone/TV/internet, etc.);
b) Execute all revised rental agreements upon request;
c) Provide shall remain always subject to the exclusive right of the Owner with emergency contact information within 10 days of commencement of tenancy to have possession and control over the Room. The Resident hereby agrees that the Owner may exercise unrestricted control over, access to provide updated or new information whenever such information is available;
d) Notify and deliver to Owner any legal notice received from any person or governmental agency which relates to the Premises. Fines assessed to Owner by any governmental agency resulting from a Resident's negligent behavior, including but not limited to failure to observe burn bans, or Resident's maintenance of a nuisance, shall be the responsibility use of the Room at all times during the Resident’s Licence to Occupy.
3.3 Subject to clause 9, the Resident also understands that he/she is not allowed to pay;arrange substitute occupants. Residents are not allowed to assign or otherwise pass on their License to Occupy to a friend or another person.
e) Not do or keep anything in or about the premises which will increase the present insurance rate thereon. 3.4 The Resident agrees to reimburse give UniLodge Ultimo management four (4) weeks written notice if they intend to break their Licence to Occupy before the Termination Date (also see Clause 6.6 as breach provisions apply even after notice period has lapsed).
3.5 In addition to the Resident’s obligations as set out in this Licence to Occupy, the Resident covenants as follows:
3.5.1 to use the Room (or share the Room, the case may be) as the Resident’s private residence and do not do anything or allow anything to happen in the Room or in the Building to the annoyance or nuisance of the Owner for or any other Resident or person occupying a Room or part of the Building and shall not do anything or allow anything to happen which may invalidate or lead to the increase that might occur for violation in the premium of any insurance policy in relation to the Room or the Building;
3.5.2 to keep the Room in good order and condition as at the Commencement Date;
3.5.3 not, without the prior written consent of the Owner, to make any alterations or additions to the Room or improvements nor to remove any fixture, fitting or piece of equipment of any nature whatsoever;
3.5.4 not to assign, sub-let, transfer, convey or in any way deal with the rights created under the terms of this rule; CONDUCTLicence to Occupy and at all times retain control and occupation of the Room and the improvement;
f) Be responsible for Resident's own proper conduct and of all guests, 3.5.5 to use the Building’s services including the responsibility for understanding and observing all policies and rules;
g) Reimburse Owner immediately upon demand in the amount mechanical services of the lossRoom or the Building only for the purposes for which they are constructed and shall not do, property damage, permit or cost of repairs suffer to be done any act or service (including plumbing trouble) thing which might affect or damage them and any damage caused by negligence misuse shall be made good by the Resident or improper use by at the Resident, their invitees, family, or guests. Owner's failure or delay in demanding damage reimbursement, late payment charges, returned check charges, or other sums due from Resident shall not be deemed a waiver thereof; and Owner may demand the same at any time’s cost;
h) Not permit any person to occupy the Premises other than those persons identified in Paragraph 11. See Paragraph 11 for Guest rules. All unauthorized occupants shall, in addition to any other remedy, result in imposition of a per day charge of $100;
i) Not copy keys for unit or give keys to anyone other than those listed as Lease Occupants without the Owner's prior written consent;
j) Comply with all laws and ordinances and the directions of all proper officers in relation thereto;

c) Provide orders and rules of any duly constituted authorities affecting the Owner with emergency contact information within 10 days of commencement of tenancy and to provide updated or new information whenever such information is available;
d) Notify and deliver to Owner any legal notice received from any person or governmental agency which relates to the Premises. Fines assessed to Owner by any governmental agency resulting from a Resident's negligent behavior, including but not limited to failure to observe burn bansProperty, or Resident's maintenance of a nuisance, shall be the responsibility use and occupancy of the Resident to pay;

RESIDENT’S OBLIGATIONS. Resident agrees that Resident shall: GENERALAs a requirement for continued occupancy of a dwelling unit the Resident, in addition to other obligations described elsewhere in this Lease, must:
a) Pay 1. Abide by all rent regulations and other charges promptly when due conditions established by Landlord in the Lease and Community Policies and with the requirements of all applicable building codes, housing codes, federal regulations, state or assessedlocal law which impose obligations relating to the occupancy of a dwelling unit and surrounding premises. A sample lease, including utilities for which Resident is responsible (electricalcommunity policies, water, sewer, garbage, heating oil, telephone/TV/internet, etc.);
b) Execute all revised rental agreements and any addenda documents shall be posted in a conspicuous manner in the site management office and shall be available upon request;. Violations of such requirements shall constitute a violation of the Lease.

3. The Landlord may by prior written approval consent to a member of the family composition engaging in a legal home-based business in the dwelling unit where the business is incidental to the primary use of the unit as a residence. The activities of any such authorized business are subject to the requirements of this Lease, or Resident's maintenance the Community Policies and all applicable Federal, State and local laws which impose obligations relating to the operation of a nuisancehome-based business. Failure to operate the home-based business in compliance with this Lease and Community Policies will result in eviction.
4. Not assign the Lease; nor sublease the dwelling unit; nor give accommodation to boarders or lodgers;
5. Not give accommodation to any guest in excess of a total of fourteen (14) days per year, shall be whether or not consecutive, unless the responsibility resident obtains the advance written consent of the Resident Landlord. Not to pay;
e) Not do or keep anything in or about the premises which will increase the present insurance rate thereon. Resident agrees to reimburse Owner for allow any increase that might occur for violation of this rule; CONDUCT
f) Be responsible for Resident's own proper conduct and of all guestsother person, including the responsibility for understanding and observing all policies and rules;
g) Reimburse Owner immediately upon demand in the amount of the loss, property damage, guest or cost of repairs or service (including plumbing trouble) caused by negligence or improper use by Resident, their invitees, family, or guests. Owner's failure or delay in demanding damage reimbursement, late payment charges, returned check chargesvisitors, or other sums due from Resident shall not be deemed person otherwise under the control of the resident, to reside or to stay as a waiver thereof; and Owner may demand guest in the same at any time;dwelling unit during the resident’s absence unless the resident obtains the advance written consent of the Landlord.
h) 6. Not permit any person to occupy the Premises other than those persons identified in Paragraph 11. See Paragraph 11 for Guest rules. All unauthorized occupants shall, in addition to allow any other remedyperson, result in imposition of a per day charge of $100;
i) Not copy keys for unit or give keys to anyone other than those listed in Article III to use the dwelling unit’s address on their identification cards, driver license or as Lease Occupants their mailing address.
7. Ensure that school-age children are enrolled in school, attend regularly and not be absent without excuse for more than fifteen (15) days in any 90-day period within a given school year barring death, serious illness or injury, or the Ownerchild who attains the age of sixteen (16) years files a formal declaration of intent to terminate school enrollment with the school board.
8. Keep the dwelling unit, the surrounding premises and any such other areas as may be assigned to the Resident for the Resident's prior written consentexclusive use in a clean, safe and sanitary condition.
9. Perform seasonal lawn maintenance or other maintenance tasks, where performance of such tasks by tenants of dwelling units of a similar design and construction is customary. Residents who are unable to perform such tasks because of age, disability or infirmity shall be exempt from such requirement.
10. Refrain from and cause members of his or her household, guests or other persons under his/her control to refrain from destroying, defacing, damaging or removing Landlord's property from his/her dwelling unit, common areas or other Landlord property.
11. Notify the Landlord promptly of any known need for repairs to the dwelling unit and of any known unsafe condition in the common areas and grounds of the development which may lead to damage or injury.
12. Pay reasonable charges, other than for wear and tear, for the repair of damages to the dwelling unit, or to Landlord buildings, facilities or common areas caused by the Resident, any member of his/her household, a guest or another person under the Resident’s control.
13. Meet community service, work or family self-sufficiency public assistance program requirements as applicable.
14. To act, and cause household members, guests or other persons under the Resident’s control, to act in a manner which will not disturb other residents’ peaceful enjoyment of their premises. If a warning is given to the Resident or any adult household member concerning any guest, neither the Resident nor any household member shall permit such person to have access to the leased unit where the Resident and household members reside. The Resident and household members agree that such person who subsequently visits the site where the Resident’s unit is located shall be considered a trespasser. The Resident and household members shall cooperate in all respects with Landlord personnel and law enforcement officers in treating such person as a trespasser.
15. Assure that the Resident, any member of his/her household, a guest or another person under the Resident's control does not engage in:
a. Any activity, criminal or non-criminal, that threatens the health, safety, or right to peaceful enjoyment of the premises by other residents or employees of Landlord;
j) Comply b. Any criminal activity whether on or off the premises. Any such criminal activity, even in the absence of a conviction, shall be cause for termination of tenancy, and for eviction from the dwelling unit. For the purposes of this Lease: drug-related criminal activity shall include illegal possession, manufacture, sale, distribution, use and/or possession with all laws intent to manufacture, sell, distribute, or use, a controlled substance; violent criminal activity shall include any criminal activity that has as one of its elements the use, attempted use, or threatened use of physical force substantial enough to cause, or be reasonably likely to cause, nontrivial bodily injury or property damage; and ordinances and non-violent criminal activity shall include any non-violent criminal activity that threatens the directions health, safety, or right to peaceful enjoyment by other residents or employees of all proper officers the Landlord;
c. Interfering with the job responsibilities of, or in relation thereto;any way threatening, Landlord employees, authorized vendors, service personnel or representatives of Landlord.

To assume all costs of extermination and fumigation for infestation caused by Resident; CONDUCTResident agrees not to store any hazardous material including but not limited to asbestos, petroleum and petroleum byproducts, old batteries, or paint on the premises or Property.
f) Be responsible for Resident's own proper conduct and Not to intentionally or negligently destroy, deface, damage, change, repair or remove any part of all gueststhe structure or dwelling, including the responsibility for understanding facilities, equipment, furniture, floor or window coverings, furnishings, locks and observing all policies appliances, or permit any member of Resident’s family, invitee, licensee, or any person under Resident’s control to do so, and rules;agrees to notify Owner of any such damage that occurs. To repair at Resident’s expense any damage to the premises caused by Resident’s acts or neglect within the time period provided by written notice from Owner requiring such repairs.
g) Reimburse Except in cases of emergency where no notice is required, to permit Owner, his or her agents, employees, or representatives to enter the Premises at reasonable times after notice as provided in the Residential Owner-Resident Act and to permit Owner to show the premises to prospective Residents.
h) To permit the Owner to display “for rent” or “for sale” signs at any time during a tenancy.
i) Resident understands that this tenancy shall terminate at 12:01 am. on the last day of occupancy. It is Resident’s obligation to have the Premises vacant and thoroughly clean by that hour.
j) Not to install a waterbed or satellite dish without the prior written approval of Owner. If permission is granted to use a waterbed, Resident shall obtain an insurance policy to protect Owner from any damage that may be caused thereby.
k) Not to make any alterations, additions, painting or improvements to the premises, nor to change or add additional locks, nor change or add telephone or cable T.V. jacks, nor to install any wires, cables or aerials for radio or television purposes on the roof or other arts of the building without the prior written approval of Owner. In the event such consent is given, all such alterations or additions shall be made at the sole expense of Resident and shall become the property of the Owner and remain in and be surrendered with the premises upon vacancy, unless the consent given requires the removal of the improvement and restoration of the premises and the Property. Resident is responsible for any damage caused by the use of tacks, nails, or adhesives on walls or woodwork. Tenants may install satellite dishes only when consistent with our Addendum Regarding Installation of Satellite Dishes.
l) To notify Owner immediately in writing of any necessary repairs or damage to the premises such as leaking pipes, toilets, faucets, etc.
m) To comply with all laws and ordinances and the directions of all proper officers in relation thereto; with special emphasis placed on the Owner’s prohibition on the use of the Premises for prostitution, drug manufacture / use / possession / sale, any felony or misdemeanor or any other illegal use. Resident shall keep the premises free of illegal drugs, nor use the same on the Premises. Residents agree not to abuse any drugs, whether legal or illegal, or alcohol in a manner that will either disturb the peace or quiet enjoyment of other residents or endanger the health, safety, or well-being of any resident, family member, guest or invitee resident at the Property or adjacent properties. Resident, family members or guests shall not engage in gang related activity on or about the Premises.
n) To have no garage, yard or other sales on the Premises or Property, nor to give lessons or tutoring or to have guests visit for any commercial purpose without Owner’s written consent.
o) Not to permit any person to occupy the Premises other than those persons identified in paragraph 10. Guests of Resident staying a maximum of 2 days are permitted within any given 4 week period and do not require authorization by Owner. All unauthorized occupants shall, in addition to any other remedy, result in imposition of a per day charge of $50.00.
p) If applicable, the laundry room shall be cleaned by resident after each use. Laundry facilities shall not be used by non-Residents or for commercial purposes. The laundry and its facilities shall be used only for washing and drying of the usual personal and household articles. No cleaning with inflammable materials or dyeing of clothes in washing machines is permitted.
q) Not to throw anything from windows and/or balconies.
r) Not to store bicycles or other personal effects in common areas such as halls, stairways, elevator, laundry rooms, public areas, or areas of the dwelling such as decks or hallways which are open to public view, unless such item has been specifically approved by Owner.
s) Except otherwise permitted by law, to display no signs or placards on or about the Premises or Property.
t) Resident, family and guests shall have due regard for the peace and enjoyment of other Residents in the Building. The level of noise created by any Resident, within or outside any unit, whether it originates from television, stereo, conversation or any other source must be such that it cannot be heard in any other Resident’s unit between the hours of 7:00 pm. and 9:00 am.
u) To keep the Premises and Common areas such as parking spaces, patio and/or lanai, and storage area, including furnishings, appliances, floor coverings, and draperies in good order, and in a clean and sanitary condition.
v) To conform to the rules and regulations adopted by Owner that supplement this Agreement, as the same may be amended by Owner upon demand 30 days’ written notice. Nothing herein shall be interpreted as authorizing Landlord to increase the rent unless the effective date thereof is at the conclusion of a term lease or as otherwise provided on 30 days’ notice pursuant to RCW 559.18.140.
w) Resident shall maintain liability insurance and licenses upon all motor vehicles brought onto the Property and shall provide Owner proof upon request.
x) Residents shall not block open or provide access through any security doors, nor shall Resident disable any security devices on the Premises.
y) Resident shall not disconnect or relocate within the dwelling any owner supplied appliance without owner’s written consent.
z) To notify and deliver to management any legal notice received from any person or governmental agency that relates to the Property.
aa) Resident shall reimburse Owner promptly in the amount of the loss, property damage, or cost of repairs or service (including plumbing trouble) caused by negligence or improper use by Resident, their invitees, family, family or guests. Residents shall be responsible for any damage resulting from windows or doors left open. Such reimbursement shall be due immediately upon demand by owner. Owner's ’s failure or delay in demanding damage reimbursement, reimbursements; late payment charges, returned check charges, charges or other sums due from Resident shall not be deemed a waiver thereof; and Owner may demand the same at any time;
h) Not permit any person to occupy the Premises other than those persons identified in Paragraph 11. See Paragraph 11 for Guest rules. All unauthorized occupants shall, in addition to any other remedy, result in imposition of a per day charge of $100;
i) Not copy keys for unit or give keys to anyone other than those listed as Lease Occupants without the Owner's prior written consent;

No cleaning with inflammable materials or dyeing of clothes in washing machines is permitted.
q) Not to throw anything from windows and / or balconies.
r) Not to store bicycles or other personal effects in common areas such as halls, stairways, elevator, laundry rooms, public areas, or areas of the dwelling such as decks or hallways which are open to public view, unless such item has been specifically approved by Owner.
s) Except otherwise permitted by law, to display no signs or placards on or about the Premises or Property.
t) Resident, family, and guests shall have due regard for the peace and enjoyment of other Residents in the Building. The level of noise created by any Resident, within or outside any unit, whether it originates from television, stereo, conversation, or any other source must be such that it cannot be heard in any other Resident’s unit between the hours of 7:00 pm. and 9:00 am.
u) To keep the Premises and Common areas such as parking spaces, patio and / or lanai, and storage area, including furnishings, appliances, floor coverings, and draperies in good order, and in a clean and sanitary condition.
v) To conform to the rules and regulations adopted by Owner that supplement this Agreement, as the same may be amended by Owner upon demand 30 days’ written notice. Nothing herein shall be interpreted as authorizing Landlord to increase the rent unless the effective date thereof is at the conclusion of a term lease or as otherwise provided on 30 days’ notice pursuant to ORS 90.600.
w) Resident shall maintain liability insurance and licenses upon all motor vehicles brought onto the Property and shall provide Owner proof upon request.
x) Residents shall not block open or provide access through any security doors, nor shall Resident disable any security devices on the Premises.
y) Resident shall not disconnect or relocate within the dwelling any owner supplied appliance without owner’s written consent.
z) To notify and deliver to management any legal notice received from any person or governmental agency that relates to the Property.
aa) Resident shall reimburse Owner promptly in the amount of the loss, property damage, or cost of repairs or service (including plumbing trouble) caused by negligence or improper use by Resident, their invitees, family, or guests. Residents shall be responsible for any damage resulting from windows or doors left open. Such reimbursement shall be due immediately upon demand by owner. Owner's ’s failure or delay in demanding damage reimbursement, reimbursements; late payment charges, returned check charges, charges or other sums due from Resident shall not be deemed a waiver thereof; and Owner may demand the same at any time;
h) Not permit any person to occupy the Premises other than those persons identified in Paragraph 11. See Paragraph 11 for Guest rules. All unauthorized occupants shall, in addition to any other remedy, result in imposition of a per day charge of $100;
i) Not copy keys for unit or give keys to anyone other than those listed as Lease Occupants without the Owner's prior written consent;
j) Comply with all laws and ordinances and the directions of all proper officers in relation thereto;.
