Restoration of Certain Improvements and the Tangible Personal Property. If the Lessee is required or elects to restore the Facility, the Lessee shall either (a) restore (i) all alterations and improvements to the Leased Property made by the Lessee and (ii) the Tangible Personal Property or (b) replace such alterations and improvements and the Tangible Personal Property with improvements or items of the same or better quality and utility in the operation of the Leased Property.
