Common use of Rules, Regulations, and Covenants Clause in Contracts

Rules, Regulations, and Covenants. Tenant shall observe (and shall cause Tenant’s Invitees to observe) faithfully and comply strictly with any rules and regulations which Landlord may from time to time adopt for the Project (and provide Tenant with a copy of), as well as any recorded easement agreements, maintenance agreements, CC&R’s, or like instruments affecting the Building and/or the Project, whether now existing or hereafter adopted or amended from time to time (all of the foregoing, collectively, “Rules”). Landlord has no duty or obligation to enforce any Rule against any other tenant, and Landlord will not be liable to Tenant for violation of any Rule by any other tenant, or any other tenant’s agents, employees, officers, independent contractors, customers, invitees, visitors, or licensees. Tenant acknowledges that Landlord reserves the right, from time to time, to enter into leases or other agreements by which Landlord agrees to restrict the use of all or any portion of the Project (including the Premises) from certain uses. All such leases and other agreements, whether now existing or entered into in the future, shall be binding upon Tenant and in no event shall Tenant utilize the Premises for any use so prohibited; provided, however, no such restriction may prevent Tenant from using the Premises for the Permitted Use.

Tenant Subtenant shall observe (and shall cause Tenant’s Invitees to observe) faithfully and comply strictly with any reasonable rules and regulations which Landlord Sublessor or the Manager may from time to time adopt for Lot 3 or the Project (and provide Tenant with a copy of), as well as any recorded easement agreementscovenants, maintenance agreements, CC&R’sconditions, or like instruments restrictions affecting the Building and/or Premises or the Project, whether now existing or hereafter adopted or amended from time to time so long as Sublessor provides Subtenant with reasonable notice of any proposed changes or amendments to such rules and regulations (all of the foregoing, collectively, “Rulesrules”). Landlord Sublessor has no duty or obligation to enforce any Rule rule against any other tenant, and Landlord Sublessor will not be liable to Tenant Subtenant for violation of any Rule rule by any other tenant, or any other tenant’s agents, employees, officers, independent contractors, customers, invitees, visitors, or licensees. Tenant Subtenant acknowledges that Landlord Sublessor reserves the right, from time to time, to enter into leases or other agreements by which Landlord Sublessor agrees to restrict the use of all or any portion of the Project space in the Building (including the Premises) from certain uses. All such leases and other agreementsuse restrictions, whether now existing or entered into in the future, shall be binding upon Tenant Subtenant and in no event shall Tenant Subtenant utilize the Premises for any use so prohibited; provided, however, no such restriction may prevent Tenant from using the Premises for the Permitted Use.

Landlord has no duty or obligation to enforce any Rule against any other tenant, and Landlord will not be liable to Tenant for violation of any Rule by any other tenant, or any other tenant’s 's agents, employees, officers, independent contractors, customers, invitees, visitors, or licensees; provided, however, that Landlord shall enforce the rules and regulations in a non-discriminatory manner. Tenant acknowledges that Landlord reserves the right, from time to time, to enter into leases or other agreements by which Landlord agrees to restrict the use of all or any portion of the Project (including the Premises) from certain uses. All such leases and other agreements, whether now existing or entered into in the future, shall be binding upon Tenant and in no event shall Tenant utilize the Premises for any use so prohibited; provided, however, no such restriction may prevent Tenant from using the Premises for the Permitted Use.

Rules, Regulations, and Covenants. Except for rules and regulations (or other instruments referenced below) enacted or modified by Landlord after the date of this Lease that may place Tenant in breach of this Lease, increase the Rent or other charges payable hereunder, discriminate against Tenant or effect a material change in Tenant’s rights or obligations hereunder, Tenant shall observe (and shall exercise diligent efforts to cause Tenant’s Invitees to observe) faithfully and comply strictly with any rules and regulations which Landlord may from time to time reasonably adopt for the Project (and provide Tenant with a copy of), as well as any recorded easement agreements, maintenance agreements, CC&RCCamp;R’s, or like instruments affecting the Building Buildings and/or the Project, whether now existing or hereafter adopted or amended from time to time (provided Landlord has given Tenant a copy of same) (all of the foregoing, collectively, “Rules”). Landlord has no duty or obligation to enforce any Rule against any other tenant, and Landlord will not be liable to Tenant for violation of any Rule by any other tenant, or any other tenant’s agents, employees, officers, independent contractors, customers, invitees, visitors, or licensees. Landlord shall not enforce any Rules against Tenant acknowledges that Landlord reserves the right, from time in a discriminatory manner as to time, to enter into leases or other agreements by which Landlord agrees to restrict the use of all or any portion its enforcement of the Project (including same as against other tenants or occupants of the Premises) from certain uses. All such leases and other agreements, whether now existing or entered into in the future, shall be binding upon Tenant and in no event shall Tenant utilize the Premises for any use so prohibited; provided, however, no such restriction may prevent Tenant from using the Premises for the Permitted UseProject.

Landlord has no duty or obligation to enforce any Rule such rules against any other tenant, and Landlord will not be liable to Tenant for violation of any Rule rules by any other tenant, or any other tenant’s agents, employees, officers, independent contractors, customers, invitees, visitors, or licensees.
