SALE OF THE PREMISES. 20.1 Transfer of the premises from the Lessor pursuant to sale thereof shall not in any way affect the validity of this lease. It shall accordingly, upon registration of transfer of the premises into the name of the purchaser, remain of full factor and effect save that the purchaser shall be substituted as Lessor and acquired the rights and be liable to fulfil; all the obligations which the Lessor, as the Lessor, enjoyed against or liable to fulfil in favour of the Lessee in its use and enjoyment of the premises. 20.2 Nothing shall prevent the Lessor from advertising the premises as “for sale” or as “to let” as long as it does not disturb the Lessee in its use and enjoyment of the premises.
