SATELLITE DISHES. If Resident(s) chooses to install an individual satellite dish at the Premises, it must be one meter [approximately 3 feet, 3 inches] or less in diameter or a traditional stick type antenna. Resident(s) may not install a satellite dish or antenna in any common areas; drill holes through walls, roofs, railways or glass; or mount a satellite dish or antenna in a manner that will cause more than ordinary wear and tear to the Premises.
SATELLITE DISHES a. Provided that Tenant complies with all Governmental Laws, as defined in Section 16.11.A, above, Tenant shall have the non-exclusive right during the Lease Term (and the exclusive right during all periods in which Tenant or a Permitted Transferee leases one hundred percent (100%) of the Building), at its own cost and expense and subject to the terms hereof, to install, operate and maintain on the roof of the Building, up to three (3) microwave satellite dishes ("Dishes") for use exclusively by Tenant. Tenant shall be solely responsible for obtaining any necessary permits and licenses required to install and operate the Dishes. Copies of such permits and licenses shall be provided to Landlord. Tenant shall also be required, at Tenant's sole cost, to install screening surrounding the Dishes as may be reasonably required by Landlord.
b. The size, location, design and manner of installation of the Dishes and all related wiring and screening shall be designated and approved by Landlord, which approval shall not be unreasonably withheld, conditioned or delayed. After obtaining written approval of Landlord, Tenant shall have reasonable access to the roof for installation, operation, maintenance and repair of the Dishes and shall have the right to install all reasonable wiring related thereto. However, unless otherwise approved by Landlord in writing, in no event shall Tenant be permitted to penetrate the roof membrane in connection with the installation or maintenance of the Dishes.
c. Tenant represents and warrants that the installation and maintenance of the Dishes will not cause any damage to the structural portions of the Building. Tenant shall be responsible for repairing any such damages to the structure, or, at Landlord's option, Landlord shall repair any such damage at Tenant's sole cost and expense and Tenant shall immediately reimburse Landlord for said costs and expenses upon receipt of Landlord's invoice.
d. Tenant shall install, operate and maintain the Dishes in accordance with Governmental Laws. Prior to installation of the Dishes, Tenant shall, on behalf of the installer, provide Landlord with a certificate of insurance reasonably satisfactory to Landlord.
e. Tenant reserves the right to discontinue its use of all or any of the Dishes at any time prior to the termination of the Lease or any renewal or extension thereof for any reason whatsoever, provided that Tenant gives thirty (30) days prior written notice thereof to Landlord. Tenant shall be...
SATELLITE DISHES. Tenant shall not be permitted to place a satellite dish anywhere on the premises, including but not limited to, the roof, yard, or walls of the premises.
SATELLITE DISHES. Resident agrees to comply with all of the following restrictions with respect to any satellite dish installed at the premises:
(a) Size: A satellite dish may not exceed 39 inches (1 meter) in diameter. An antenna or dish may receive but not transmit signals;
(b) Location: A satellite dish or antenna may only be located (1) inside Resident's dwelling, or (2) in an area outside Resident's dwelling such as Resident's balcony, patio, yard, etc., of which Resident has exclusive use under the lease. Installation is not permitted on any parking area, roof, exterior wall, window, fence or common area, or in an area that other Residents are allowed to use. A satellite dish or antenna may not protrude beyond the vertical and horizontal space that is leased to Resident for Resident's exclusive use. Allowable locations may not provide optimum signal. Landlord is not required to provide alternate locations if allowable locations are not suitable;
SATELLITE DISHES. This document is an Addendum and is part of the Lease Agreement dated <<Today>>. Resident agrees to comply with all of the following restrictions with respect to any satellite dish installed at the premises:
SATELLITE DISHES. Tenant understands that any installation of a satellite dish requires Landlord/Agent approval prior to installation. Any unapproved equipment attached to buildings is not allowed and could result in a fine up to five hundred dollars ($500.00).
SATELLITE DISHES. Resident agrees to comply with all of the following restrictions with respect to any satellite dish installed at the premises:
(a) Size: A satellite dish may not exceed 39 inches (1 meter) in diameter. An antenna or dish may receive but not transmit signals;
(b) Location: A satellite dish or antenna may only be located inside Resident's rental unit, including in an outside area of the rental unit such as Resident's balcony, patio, yard, etc., of which Resident has exclusive use under this Agreement. Installation is not permitted on any parking area, roof, exterior wall, window, fence or common area, or in an area that other Residents are allowed to use. A satellite dish or antenna may not protrude beyond the vertical and horizontal space that is rented to Resident for Resident's exclusive use. Permitted locations may not provide optimum signal. Landlord is not required to provide alternate locations if allowable locations are not suitable;
(c) Safety and Non-Interference: Satellite dish/antenna installation: (1) must comply with reasonable safety standards; (2) may not interfere with Landlord's cable, telephone or electrical systems or those of neighboring properties. It may not be connected to Landlord's telecommunication systems and may not be connected to Landlord's electrical system except by plugging into a 110-volt duplex receptacle;
SATELLITE DISHES. Not to erect a satellite dish or any electronic reception device or to install or alter wiring at the Property without formal written consent from the Landlord or Landlord’s Agent and Agreement as to the method and type installation, such consent not to ne unreasonably withheld. At the end of the tenancy if the installation and wiring is removed by the Tenant or the Tenants contractor or at the request of the Landlord, then the reasonable costs of the removal, reinstatement and making good of the Property will be met by the Tenant.
SATELLITE DISHES. Satellite dishes twenty-one inches (21") in diameter or less are permitted by Us as long as a plan or design for installation is approved by Us, in writing in advance of installation. No holes for the installation of a satellite dish shall be drilled in any part of the Property including but not limited to the outside walls, roof, patio, windows, or balcony railing. No part of the satellite dish may extend beyond the balcony rail line or patio. We reserve the right to demand an additional security deposit to cover the costs of repair and restoration of the Property in the event of the installation of a satellite dish. Said additional deposit is listed in the Rules and Regulations. We shall not be liable to You if the direction of the balcony or patio of Unit does not provide for appropriate reception for the satellite dish. We make no warranty that any satellite dish will be able to work or receive signals in the Unit or will be otherwise installable on the Property. Under no circumstances may You mount a satellite dish on the roof of the Property.
