the common areas (J) Access including the parking lot), performed by Landlord shall be completed to the Leased Premises extent practical in a manner so as not to unreasonably interfere with Tenant's normal business operations. Landlord shall respond within twenty-four (24) hours to a day, seven days per week. and
(K) Security for notice from Tenant of a repair to the Building Leased Premises required by this Lease and Leased Premisesproceed diligently to complete such repair.

SERVICES TO BE PROVIDED. Provided Tenant is not in default, Landlord shall furnish to Tenant, ------------------------ except as noted below, the following utilities and other building services to the extent reasonably necessary for Tenant's ’s comfortable use and occupancy of the Leased Premises for general office use or as may be required by law or directed by governmental authority:
(A) A. Heating, ventilation and air-conditioning ("“HVAC"”) between the hours of 7:00 8:00 a.m. and 6:00 p.m. Monday through Friday and 8:00 a.m. to 12:00 1:00 p.m. on Saturday of each week except on legal holidays, and for typical office use consistent with the standards set forth on Exhibit E. Landlord shall also furnish HVAC at such other times as are not provided for above on not less than twenty-four (24) hours per daynotice of Tenant’s need for such additional HVAC, seven days provided Tenant pays to Landlord its regular charges for such additional HVAC. Such charges shall be deemed Additional Rent under this Lease. Tenant may also elect, in its sole discretion and at Tenant’s sole cost and expense, to install supplementary HVAC equipment and a week sub-meter in the Premises at any time and from time to time during the Term following written notice to Landlord. If Tenant elects to install any such equipment, Tenant shall be permitted access to the roof for said installation, which access and installation will be governed by the computer room located on the fourth floor terms of the Leased PremisesArticle 7 of this Lease.
(B) Subject B. Electric current which shall be paid for by Tenant to interruptions beyond Landlord's control, electrical current not to exceed seven (7) xxxxx per square foot, excluding HVACLandlord as set forth in Section 3.3 above. At all times, times Tenant's ’s use of electric current shall never exceed the capacity of the feeders to the Building or the risers or wiring installation.;
(C) C. Water in the Common Areas and Leased Premises for lavatory and drinking purposes.;
(D) D. Automatic elevator service.;
(E) E. Cleaning and janitorial service in the Leased Premises and the Common Areasservice, including the supplying and installing of paper towels, toilet tissue and soap in the Common Areas on Monday through Friday of each week except legal holidays.; provided, however, Tenant shall be responsible for carpet cleaning other than routine vacuuming;
(F) F. Washing of windows at intervals reasonably established by Landlord.;
(G) G. Replacement of all lamps, bulbs, starters and ballasts in Building standard lighting as required from time to time as a result of normal usage.;
(H) H. Cleaning and maintenance of the Common Areas, including the removal of rubbish and snow.; and
(I) Except as otherwise I. Repair and maintenance to the extent specified elsewhere in this Lease, repair and maintenance of the Leased Premises, and Building.
(J) Access to the Leased Premises twenty-four (24) hours a day, seven days per week. and
(K) Security for the Building and Leased Premises.

Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, and HVAC twenty-four Christmas Day (24) hours per day, seven days a week for the computer room located on the fourth floor of the Leased Premises.“Holidays”);

At all times, Tenant's use of electric current shall never exceed the capacity of the feeders to the Building or the risers or wiring installation.;

(Ee) Cleaning and janitorial service in the Leased Premises and the Common Areas, including the supplying and installing of paper towels, toilet tissue and soap in the Common Areas in accordance with the janitorial specification attached hereto as Exhibit I on Monday through Friday of each week except legal holidays.Holidays; provided, however, Tenant shall be responsible for carpet cleaning other than routine vacuuming;
(Ff) Washing of exterior windows at intervals reasonably established by Landlord.;
(Gg) Replacement of all lamps, bulbs, starters and ballasts in the Building standard lighting fixtures as required from time to time as a result of normal usage.. Tenant shall be entitled to install LED lighting within the Leased Premises, but the repair and replacement of LED fixtures and the replacement of LED bulbs shall be Tenant’s responsibility;
(Hh) Cleaning and maintenance Maintenance of the Common Areas, including the removal of rubbish rubbish, ice and snow.;
(I) Except as otherwise specified in this Lease, repair and maintenance of the Leased Premises, and Building.
(Ji) Access to the Leased Premises Building twenty-four (24) hours a per day, seven (7) days per week. , and three hundred sixty-five (365) days a year using the Security System as described in Section 16.20; and
(Kj) Security “Drive-by” surveillance security between 6:00 p.m. and 1:00 a.m.; provided, however, that Landlord shall have the right, in Landlord’s reasonable discretion, to alter the times such surveillance security is provided, based on the needs in the Park. Tenant acknowledges and agrees that Landlord shall not provide guards or other security protection for the Building Leased Premises and Leased Premisesthat any and all other security protection shall be the sole responsibility of Tenant.
