Utilities and Other Building Services. (a) Services to be Provided. Landlord shall furnish Tenant with the following utilities and other building services to the extent reasonably necessary for Tenant’s comfortable use and occupancy of the Premises for general office use or as may be required by law or directed by governmental authority: (i) Heating, ventilation and air conditioning between the hours of 8:00 a.m. and 6:00 p.m., on Monday through Friday, and 8:00 a.m. and 12:00 p.m. on Saturday of each week, except on legal holidays with temperatures between 71°F and 73°F; (ii) Electricity for lighting and operating business machines and equipment in the Premises and the common areas and facilities of the Building at all times; (iii) Water for lavatory and drinking purposes at all times; (iv) Automatic elevator service at all times; (v) Cleaning and janitorial service, including the supplying and installing of paper towels, toilet tissue and soap in common washrooms on Monday through Friday of each week except legal holidays; (vi) Washing of interior and exterior windows at intervals established by Landlord; (vii) Replacement of all building standard lamps, bulbs, starters and ballasts used in the Building during normal business hours Monday through Friday; (viii) Cleaning and maintenance of the common areas and facilities of the Building and the walks, driveways, parking lots and landscaped areas adjacent to the Building, including the removal of rubbish and snow during normal business hours Monday through Friday; (ix) Repair and maintenance of the Building and certain systems within the Premises to the extent specified in Paragraph 10(a) hereof during normal business hours Monday through Friday; and (x) Access to/egress from the Premises at all times.

Utilities and Other Building Services. Tenant shall obtain in its own name and pay directly to the appropriate supplier the cost of all utilities and services, including cleaning and janitorial services, serving the Leased Premises. However, if any services or utilities are jointly metered with other property, Landlord shall make a reasonable determination of Tenant's proportionate share of the cost of such utilities and services (at rates that would have been payable if such utilities and services had been directly billed by the utilities or services providers) and Tenant shall pay such share to Landlord within thirty (30) days after receipt of Landlord's written statement. Notwithstanding the provisions of Section 17.13(c), Landlord shall not be liable in damages or otherwise for any failure or interruption of any utility or other Building service and no such failure or interruption shall entitle Tenant to terminate this Lease or withhold sums due hereunder.

Utilities and Other Building Services. (a) Services to be Provided. Landlord shall furnish Tenant with the following utilities and building services to the extent reasonably necessary for Tenant's use and occupancy of the Premises or as may be required by law or directed by governmental authority: (1) Heating, ventilation, and air conditioning; (2) Electricity for lighting and operating business machines and equipment in the Premises; and (3) Water for lavatory and drinking purposes.

Landlord shall provide, be responsible for continuously maintaining and pay all expenses associated with the following utilities and other services for the Leased Premises: (a) Heating, ventilation and air-conditioning; (b) Lights and electricity as necessary for operation of the Leased Premises in amounts that are consistent with other similar office spaces; (c) Water in the Common Areas for lavatory and drinking purposes; (d) Automatic elevator service; (e) Cleaning and janitorial service provided daily Monday through Friday, except legal holidays; (f) Washing of windows at intervals reasonably established by Landlord; (g) Replacement of all lamps, bulbs, starters and ballasts in the Leased Premises as required from time to time as a result of normal usage; and (h) Maintenance of the Common Areas, including the removal of rubbish, ice and snow. (i) Internet and wi-fi access and use.
Utilities and Other Building Services. 11.1 Services to be Provided by Landlord: Provided Tenant is not in default, and subject to interruptions beyond Landlord’s reasonable control, the following utilities and other building services shall be furnished during normal business hours on normal business days to the extent reasonably necessary for Tenant’s use and occupancy of the Premises for the Permitted Use as may be required by law or directed by governmental authority: a. A functioning heating, ventilation and air-conditioning system containing no less than 150 tons of capacity. Tenant shall be solely responsible for the costs of operating, maintaining, repairing and replacing those systems or portions thereof, including utilities, serving only the Demised Premises. The costs of maintaining, repairing and operating those systems or portions thereof serving the Building Service Areas shall be the responsibility of Landlord without reimbursement from Tenant.
Utilities and Other Building Services. 6.01 Electric, Gas, Water and Telephone Service. Landlord shall contract with the appropriate public utilities companies or other providers supplying electric, gas, water, sanitary sewer, telephone services and all other utilities and services to the Building or to Tenant and shall pay directly all charges for such services from and after the Commencement Date. Thereafter, Landlord shall reasonably allocate those utility or service charges attributable to the Building or to the Tenant and, on a periodic basis, provide to Tenant a written statement detailing Tenant's allocation thereof. Tenant shall pay to Landlord, within fifteen (15) days of Tenant's receipt of the written statement therefor, all such utility and service charges. Provided, however, that Tenant may, if such utilities or services are separately metered for the Building or if Tenant, at its sole cost and expense, undertakes to have such utilities or services separately metered for the Building, elect to contract directly for all such services and to pay directly all charges therefor.

Tenant shall obtain, be responsible for continuously maintaining and pay all expenses associated with the following utilities and other services for the Leased Premises: (a) Heating, ventilation and air-conditioning; (b) Electrical current not to exceed four (4) xxxxx per square foot; (c) Water in the Common Areas for lavatory and drinking purposes; (d) Cleaning and janitorial service; (e) Washing of windows at intervals reasonably established by Landlord and Tenant; (f) Replacement of all lamps, bulbs, starters and ballasts in the Leased Premises as required from time to time as a result of normal usage; and (g) Maintenance of the Common Areas, including the removal of rubbish, ice and snow. No interruption, diminishment or termination of services due to the application of laws, the failure of any equipment, the performance of maintenance, repairs, improvements or alterations, utility interruptions or the occurrence of an event of Force Majeure (defined herein) (collectively, a “Service Failure”) shall render Landlord liable to Tenant, constitute a constructive eviction of Tenant, give rise to an abatement of Rent, relieve Tenant from the obligation to fulfill any covenant or agreement, nor allow Tenant to terminate the Lease. Notwithstanding the foregoing or anything contained herein the contrary, if a Service Failure is due to Landlord’s or its employees’ agents’ or contractors’ negligence or intentional wrongful acts and such Service Failure materially impedes Tenant’s use of all or part of the Leased Premises for at least twenty (20) consecutive days, Tenant’s Rent shall proportionately xxxxx as Tenant’s sole remedy.
