In case there is non- availability of rooms at the time of the said requisition by the Authority, the Developer shall make alternative arrangement of rooms at the same subsidized rate and the Developer shall not be entitled to any further claims/ payments over and above such subsidized rate.
(d) The Developer shall within 5 (five) years from the Appointed Date provide any two facilities not limited to the following:
i. Auditoriums, conference hall, restaurants etc. or similar kind of facilities
ii. Recreational, adventure sports, activities, leisure or similar kind of activities
(e) The Developer shall be given flexibility to give the facility a name of its choice. However, the Authority reserves the right to withdraw the same if the name proposed jeopardizes national/state/society or public interest.
(df) The Developer shall conduct proper due diligence and police verification while recruiting staff for the Project.
(eg) The Developer shall ensure security in the Project by deploying sufficient security personnel as per good industry practice.
(fh) In the event of any accident at the Project Site, the Developer shall immediately inform the concerned civil and police authorities and also the Authority and take necessary actions.
(gi) All gold, silver, oil, minerals, precious stones, treasures, fossils, coins, articles of value or antiquity and structures and other relics or remains or things of geological or archaeological interest discovered on the Project Site shall be the property of the Authority. The Developer shall take reasonable precautions to prevent any person from removing or damaging any such article or thing. The Developer shall immediately upon the discovery of such article or thing inform the Authority and follow the instructions for dealing therewith that may be issued by the Authority.

Specific Obligations.
(a) The Developer shall erect a signboard of a size not less than 2 ft. x 4 ft. and mention that the Project Site belongs to the Authority. The said signboard should be of fire retardant, low smoke, zero halogen material and comply with all Indian and international standards and the Developer shall maintain the same in good condition throughout the Agreement Period.
(b) The Developer shall also erect an outdoor display system of a size not less than 2 ft. X 4 ft. adjacent to the main entrance to the Project Site and handover the same to the Authority for promotion of Tourism and the Developer shall maintain the same in good condition throughout the Agreement Period. The said signboard should be of fire retardant, low smoke, zero halogen material and comply with all Indian and international standards.

(j) The developer shall submit the quarterly compliance report on the terms and conditions of RFP and the agreement.
(k) The staff of the developer engaged in property of the JTDCL shall be always in well dress.

(k) The staff of the operator engaged in property of the JTDCL shall be always be in well dress.
(l) The operator shall provide one room for stay of officials or authorized persons of the Authority, whenever intimated by the authority or its officials through phone/ mail etc. without any charge.
