Common use of Sprinklers Clause in Contracts

Sprinklers. If any sprinkler system or other fire prevention, detection, or suppression system installed in the Building or any of its appliances shall be damaged or destroyed by a cause other than fire or other casualty described in Section 25 and by reason of any act or omission of Tenant or of Tenant's agents, servants, employees, contractors, licensees or invitees; or if the Board of Fire Underwriters of any bureau, department or official of the state or city government having jurisdiction shall require or recommend that any changes, modifications, alterations, or additional sprinkler heads or other fire prevention, detection, suppression system or other equipment be installed, made or supplied by reason of Tenant's business, or by any changes in the location of partitions, trade fixtures, or other contents of the Premises or if any such changes, modifications, alterations, additional sprinkler heads or other such equipment become necessary to prevent the imposition of a penalty or charge against the full allowance for a sprinkler system in the initial insurance rate as fixed by the appropriate board or authority, or by a fire insurance company, then, in any such event Tenant shall be liable for the cost of installing, repairing or replacing as the case may be, any such applications or equipment, and the cost of any such installation, changes, modifications, alterations, additional sprinkler heads or such other equipment.

If any sprinkler system there now is or other fire prevention, detection, or suppression system shall be installed in the Building a "sprinkler system" and such system or any of its appliances shall be damaged or destroyed by a cause other than fire injured, or other casualty described not in Section 25 and proper working order by reason of any act or of omission of Tenant Lessee, or of TenantLessee's agents, servants, employees, contractorslicenses or visitors, licensees or inviteesLessee shall forthwith restore the same to good working condition at its own expense; or and if the Board of Fire Underwriters of or any bureau, department or official of the state or city government having jurisdiction shall require or recommend that any changes, modifications, alterations, alterations or additional sprinkler heads or other fire prevention, detection, suppression system or other equipment be installed, made or supplied by reason of TenantLessee's business, or by any changes in the location of partitions, trade fixtures, or other contents of the Premises Demised Premises, or for any other reason, or if any such changes, modifications, alterations, additional sprinkler heads or other such equipment equipment, become necessary to prevent the imposition of a penalty or charge against the full allowance for a sprinkler system in the initial fire insurance rate as fixed by the appropriate board or authoritysaid Board, or by a fire insurance companyany Fire Insurance Company, thenLessee shall, in any at Lessee's expense, promptly make and supply such event Tenant shall be liable for the cost of installing, repairing or replacing as the case may be, any such applications or equipment, and the cost of any such installation, changes, modifications, alterations, additional sprinkler heads or such other equipment.
