Tenant Reimbursement Amount. “Tenant Reimbursement Amount” shall mean the amount the Port determines (in accordance with the terms hereof) it will reimburse to Tenant for the Project as provided in Section 2.2 and Article 4 of this Agreement. Tenant Reimbursement Amount. Commencing on the Tenant Reimbursement Amount Commencement Date, Tenant shall pay the Tenant Reimbursement Amount in advance on or before 5:00 p.m. Central Time on the first day of each month of the Term, except that Tenant shall pay to Landlord upon Tenant’s execution of this Lease, the installment of the Tenant Reimbursement Amount which is due for the month during which the Tenant Reimbursement Amount Commencement Date occurs which such payment is non-refundable but shall be credited against Tenant’s Tenant Reimbursement Amount obligations first becoming due under this Lease. “
Tenant Reimbursement Amount. Tenant shall continue to pay Tenant Reimbursement Amount for each Extension Term.
Tenant Reimbursement Amount. “Tenant Reimbursement Amount” shall mean an amount equal to the sum of (y) Tenant’s Proportionate Share of Expenses for each calendar year during the Term, plus (z) Tenant’s Proportionate Share of Taxes for each calendar year during the Term. Prior to each calendar year during the Term, Landlord shall furnish Tenant with an estimate of the amount of Tenant Reimbursement Amount owing for such year, and Tenant shall pay Landlord one-twelfth (1/12th) of such estimate on the first day of each month during such year, except that Tenant shall pay to Landlord upon Tenant’s execution of this Lease, the Initial Monthly Estimated Tenant Reimbursement Amount which is owing for the first full month of the Term. Such estimate may be revised by Landlord whenever it obtains information relevant to making such estimate more accurate. After the end of each calendar year during the Term, Landlord shall deliver to Tenant a statement (the “Annual Reconciliation”) setting forth the actual Expenses and Taxes for such year and the total amount of estimated Tenant Reimbursement Amount that Tenant has paid and is payable for such year. Within thirty (30) days after receipt of such Annual Reconciliation, Tenant shall pay to Landlord the amount of Tenant Reimbursement Amount owing for such year, minus all estimated Tenant Reimbursement Amount paid by Tenant for such year. If the total estimated Tenant Reimbursement Amount paid by Tenant for such year exceeds the amount of Tenant Reimbursement Amount owing for such year, then Landlord shall apply such excess as a credit against future Rent owing under this Lease or, if the Term has already ended, Landlord shall promptly refund such excess to Tenant, provided that in each such case, Tenant is not then in Default hereunder, and without interest to Tenant.
