Common use of Tenant’s Parking Rights Clause in Contracts

Tenant’s Parking Rights. Landlord shall provide Tenant, on an unassigned and non-exclusive basis, for use by Tenant and Tenant's Representatives and Visitors, at the users' sole risk, twenty-four (24) parking spaces in the Parking Facility. Tenant may elect to have up to three (3) of such parking spaces designated as reserved. If Tenant leases additional office space pursuant to this Lease, Landlord shall provide Tenant, also on an unassigned, non-exclusive and unlabelled basis, three (3) additional parking space(s) in the Parking Facility for each one thousand (1,000) rentable square feet of additional office space leased to Tenant. The parking spaces to be made available to Tenant hereunder may contain a reasonable mix of spaces for compact cars and up to ten percent (10%) of the unassigned spaces may also be designated by Landlord as Building visitors' parking.
