Theft Of Contents. AI shall bear the costs of replacement of any and all contents of the building resulting from a theft of the same, where it is established in a Court of competent jurisdiction, that such theft was a result of the intentional conduct of AI, its employees or agents, and/or where it is established in a Court of competent jurisdiction, that such theft was facilitated by negligence of AI.
