To yield up. On the expiration or sooner determination of the Term peaceably to yield up to the Landlord the Demised Premises in a good tenantable state of repair and condition and decoration in accordance with the covenants by the Tenant herein contained together with all additions and improvements thereto and the keys and all Landlord's fixtures and fittings of every kind now in or upon the Demised Premises or which during the Term may be affixed or fastened to or upon the same all of which shall be at the expiration or sooner determination of the Term left complete with all parts and appurtenances thereof and in proper working order and condition PROVIDED ALWAYS that the foregoing covenants shall not apply to any articles held by the Tenant on hire nor to the Tenant's fixtures and fittings and to make good any damage caused to the Demised Premises by the removal of tenants and trade fixtures and fittings AND PROVIDED FURTHER that if so required by the Landlord the Tenant will remove from the Demised Premises such of the Tenant's fixtures and fittings as are then installed in the Demised Premises as the Landlord shall specify to be removed making good all damage caused thereby to the Landlord's satisfaction and reinstating the Demised Premises to their original condition PROVIDED FURTHER that the Tenant may from time to time (but only with the previous consent of the Landlord) substitute for any of the Landlord's fixtures and fittings other fixtures and fittings of at least as good a kind and quality as the Landlord's fixtures and fittings and not less suitable in character.

On At the expiration or sooner determination of the Term said term peaceably and quietly to yield up to the Demised Premises (and if so required by the Landlord the Tenant shall reinstate the Demised Premises in a good tenantable to its state of repair and condition as set out in the specification and decoration drawings listed in accordance with the covenants by the Tenant herein contained Sixth Schedule) together with all additions and improvements made thereto and in such state and condition as shall in all respects be consistent with a full and due performance by the keys Tenant of the covenants contained in this Lease and any licence or consent granted pursuant to the provisions hereof, together with all Landlord's fixtures and fittings of every kind now in (other than trade or upon tenant fixtures and fittings) affixed by the Demised Premises or Tenant which during the Term said term may be affixed or fastened to or upon the same all of which shall be at the expiration Demised Premises (tenants or sooner determination of the Term left complete with all parts and appurtenances thereof and in proper working order and condition PROVIDED ALWAYS that the foregoing covenants shall not apply to any articles held by the Tenant on hire nor to the Tenant's trade fixtures and fittings only excepted) and to make making good any damage caused or defects or wants of decoration resulting from the removal of the Tenants fixtures and fittings to the Landlord’s reasonable satisfaction, and in case any of the Landlord’s fixtures and fittings shall be missing broken damaged or destroyed, to forthwith replace them with others of a similar kind and of equal value and if reasonably so required by the Landlord to remove and make good to the original prevailing condition all alterations or additions made to the Demised Premises by the removal of tenants and trade fixtures and fittings AND PROVIDED FURTHER that if so required by Tenant without the Landlord the Tenant will remove from the Demised Premises such of the Tenant's fixtures and fittings as are then installed in the Demised Premises as the Landlord shall specify to be removed making good all damage caused thereby to the Landlord's satisfaction and reinstating the Demised Premises to their original condition PROVIDED FURTHER that the Tenant may from time to time (but only with the previous consent of the Landlord) substitute for any of the Landlord's fixtures and fittings other fixtures and fittings of at least as good a kind and quality as the Landlord's fixtures and fittings and not less suitable in character.

On At the expiration or sooner determination of the Term peaceably (howsoever the same may be determined) quietly to yield up to unto the Landlord the Demised Premises with the fixtures and fittings thereto and additions thereto in a good tenantable state of and substantial repair and condition and decoration decorated and in all respects in accordance with the covenants by on the part of the Tenant herein contained together with all improvements and additions and improvements thereto and the keys and all Landlord's fixtures and fittings of every kind which now are or may at any time thereafter be in or upon about the Demised Premises (except any Tenant's or which during trade fixtures and fittings) unless required by the Term may be affixed or fastened Landlord giving at least six months written notice to or upon the Tenant to remove the same all of which shall be and reinstate the Demised Premises to its previous condition as at the expiration date hereof and to remove every moulding sign writing or sooner determination printing of the Term left complete with all parts name and appurtenances thereof and in proper working order and condition PROVIDED ALWAYS that the foregoing covenants shall not apply to any articles held by business of the Tenant on hire nor to or other occupiers from the Tenant's fixtures and fittings Demised Premises and to make good any all damage caused to the Demised Premises by the removal of tenants and trade fixtures and fittings AND PROVIDED FURTHER that if so required by the Landlord the Tenant will remove from the Demised Premises such of the Tenant's fixtures fittings furniture and fittings as are then installed in the Demised Premises as the Landlord shall specify to be removed making good all damage caused thereby effects to the Landlord's reasonable satisfaction and reinstating to leave the Demised Premises to their original condition PROVIDED FURTHER that the Tenant may from time to time (but only with the previous consent of the Landlord) substitute for any of the Landlord's fixtures in a clean and fittings other fixtures and fittings of at least as good a kind and quality as the Landlord's fixtures and fittings and not less suitable in character.tidy condition
