Town Obligations. In consideration of and as a material inducement for Developer satisfying in full Developer Obligations (as defined in Section 3.01), the Town Bodies shall, subject to further proceedings required by the Laws complete each of the following commitments (Sections (A) - (B), individually or collectively, the “Town Obligations”):
