Common use of Trade Fixtures Clause in Contracts

Trade Fixtures. The term “Trade Fixtures” shall mean (i) Tenant’s inventory, furniture, signs, business equipment and other personal property, and (ii) anything affixed to the Premises by Tenant at its expense for purposes of trade (except replacement of similar work or material originally installed by Landlord) which can be removed without material injury to the Premises unless such thing has, by the manner in which it is affixed, become an integral part of the Premises.

Trade Fixtures. The term “Trade Fixtures” shall mean (i) Tenant’s inventory, furniture, signs, business equipment and other personal property, and (ii) anything affixed to the Leased Premises by Tenant Tenant, at its expense expense, for the purposes of trade trade, manufacture, ornament, or domestic use (except replacement of similar work or material originally installed by Landlord) which can be removed without material injury to the Leased Premises unless such thing has, by the manner in which it is affixed, become an integral part of the Leased Premises; provided, however, that all of Tenant’s signs shall be Trade Fixtures regardless of how affixed to the Leased Premises.
