USE AND OCCUPANCY CHARGES. When, pursuant to the Bankruptcy Code, the Trustee or Debtor-In-Possession shall be obligated to pay reasonable use and occupancy charges for the use of the Premises or any portion thereof, such charges shall not be less than the minimum net rent as defined in this Lease, additional rent and all other monetary obligations of Tenant as set forth in this Lease.

USE AND OCCUPANCY CHARGES. When, pursuant to the Bankruptcy Code, the Trustee Tenant's trustee or DebtorTenant, as debtor-Inin-Possession possession, shall be obligated obliged to pay reasonable use and occupancy charges for the use of the Premises or any portion thereofPremises, such charges shall not be less than the minimum net rent as defined in Annual Fixed Rent which Tenant is obligated to pay to Landlord under this Lease, additional rent plus all Additional Rent and all other monetary obligations of charges payable by Tenant as set forth in under this Lease.
