Common use of Use of Project Name; Improvements Clause in Contracts

Use of Project Name; Improvements. Tenant shall not be allowed to use the name, picture or representation of the Project, or words to that effect, in connection with any business carried on in the Premises or otherwise (except as Tenant's address) without the prior written consent of Landlord. In the event that Landlord undertakes any additional improvements on the Real Property including but not limited to new construction or renovation or additions to the existing improvements, Landlord shall not be liable to Tenant for any noise, dust, vibration or interference with access to the Premises or disruption in Tenant's business caused thereby.

In the event that Landlord undertakes any additional improvements on the Real Property including but not limited to new construction or renovation or additions to the existing improvements, Landlord shall not be liable to Tenant for any noise, dust, vibration or interference with access to the Premises or disruption in Tenant's ’s business caused thereby, so long as the same does not materially interfere with Tenant’s access to or use of the Premises or Tenant’s parking rights.

In the event that Landlord undertakes any additional improvements on the Real Property including but not limited to new construction or renovation or additions to the existing improvements, provided that Landlord uses commercially reasonable efforts not to interfere with Tenant's business operations or access to the Premises, Landlord shall not be liable to Tenant for any noise, dust, vibration or interference with access to the Premises or disruption in Tenant's business caused thereby, except as provided in Section 11(g) above.

In the event that Landlord undertakes any additional improvements on the Real Property including but not limited to new construction or renovation or additions to the existing improvements, Landlord shall not be liable to Tenant for any noise, dust, vibration or interference with access to the Premises or disruption in Tenant's business caused thereby; provided, however, Landlord shall use its commercially reasonable efforts to minimize unreasonable interference with Tenant's business.

In the event that Landlord undertakes any additional improvements on the Real Property including but not limited to new construction or renovation or additions to the existing improvements, Landlord shall not be liable to Tenant for any noise, dust, vibration or interference with access to the Premises or disruption in Tenant's business caused thereby; provided, however, that Landlord shall use commercially reasonable efforts to minimize interference with Tenant's use of and access to the Premises in connection with the foregoing.

In the event that Landlord undertakes any additional improvements on the Real Property including but not limited to new construction or renovation or additions to the existing improvements, except as expressly set forth in Section 11 (e) above. Landlord shall not be liable to Tenant for any noise, dust, vibration or interference with access to the Premises or disruption in Tenant's ’s business caused thereby.

In the event that Landlord undertakes any additional improvements on the Real Property real property including but not limited to new construction or renovation or additions to the existing improvements, Landlord shall not be liable to Tenant for any noise, dust, vibration or interference with access to the Premises or disruption in Tenant's business caused therebythereby and rental hereunder shall only be abated to the extent that such interference materially interferes with Tenant's business.

In the event that Landlord undertakes any additional improvements on the Real Property including but not limited to new construction or renovation or additions to the existing improvements, Landlord shall not be liable to Tenant for any noise, dust, vibration or interference with access to the Premises or disruption in Tenant's ’s business caused thereby, provided that Landlord shall use reasonable efforts to perform such renovations or additions in a manner that does not unreasonably interfere with Tenant’s use of or access to the Premises.

In the event that Landlord undertakes any additional improvements on the Real Property Project or Common Areas including but not limited to new construction or renovation or additions to the existing improvements, Landlord shall not be liable to Tenant for any noise, dust, vibration or interference with access to the Premises or disruption in Tenant's ’s business caused thereby.
