Common use of Utilities and Other Building Services Clause in Contracts

Utilities and Other Building Services. (a) Services to be Provided. Landlord shall furnish Tenant with the following utilities and other building services to the extent reasonably necessary for Tenant’s comfortable use and occupancy of the Premises for general office use or as may be required by law or directed by governmental authority: (i) Heating, ventilation and air conditioning between the hours of 8:00 a.m. and 6:00 p.m., on Monday through Friday, and 8:00 a.m. and 12:00 p.m. on Saturday of each week, except on legal holidays with temperatures between 71°F and 73°F; (ii) Electricity for lighting and operating business machines and equipment in the Premises and the common areas and facilities of the Building at all times; (iii) Water for lavatory and drinking purposes at all times; (iv) Automatic elevator service at all times; (v) Cleaning and janitorial service, including the supplying and installing of paper towels, toilet tissue and soap in common washrooms on Monday through Friday of each week except legal holidays; (vi) Washing of interior and exterior windows at intervals established by Landlord; (vii) Replacement of all building standard lamps, bulbs, starters and ballasts used in the Building during normal business hours Monday through Friday; (viii) Cleaning and maintenance of the common areas and facilities of the Building and the walks, driveways, parking lots and landscaped areas adjacent to the Building, including the removal of rubbish and snow during normal business hours Monday through Friday; (ix) Repair and maintenance of the Building and certain systems within the Premises to the extent specified in Paragraph 10(a) hereof during normal business hours Monday through Friday; and (x) Access to/egress from the Premises at all times.

Landlord shall furnish Tenant Tenant, between the hours of 7:00 a.m. and 6:00 p.m. on Monday through Friday and 8:00 a.m. and noon on Saturday of each week except on legal holidays and except as noted below, with the following utilities and other building services to the extent reasonably necessary for Tenant’s comfortable use and occupancy of the Premises for general office use or as may be required by law or directed by governmental authority: (i) Heating, ventilation and air conditioning between the hours of 8:00 a.m. and 6:00 p.m., on Monday through Friday, and 8:00 a.m. and 12:00 p.m. on Saturday of each week, except on legal holidays with temperatures between 71°F and 73°Fconditioning; (ii) Electricity for lighting and operating business machines and equipment in the Premises and the common areas and facilities of the Building at all timesProject; (iii) Water for lavatory and drinking purposes at all timespurposes; (iv) Automatic elevator service at all timesservice; (v) Cleaning and janitorial service, including the supplying and installing of paper towels, toilet tissue and soap in common washrooms on Monday through Friday of each week except legal holidays; (vi) Washing of interior and exterior windows at intervals reasonably established by Landlord; (vii) Replacement of all building standard lamps, bulbs, starters and ballasts used in common areas of the Building during normal business hours Monday through FridayProject; (viii) Cleaning and maintenance of the common areas and facilities of the Building Project and the walks, driveways, parking lots and landscaped areas adjacent to the BuildingProject, including the removal of rubbish and snow during normal business hours Monday through Friday;snow; and (ix) Repair and maintenance of the Building Project and certain systems within the Premises to the extent specified in Paragraph 10(a11(a) hereof during normal business hereof. The services listed in subparagraphs (a)(i), (ii), (iii) and (iv) shall, subject to temporary interruptions necessary in order to maintain and repair such services, be available on a twenty-four (24) hours Monday through Friday; and per day, seven (x7) Access to/egress days per week basis provided that HVAC shall be available subject to Landlord’s temperature setback points as the same may be adjusted from the Premises at all timestime to time.

Landlord shall furnish Tenant Tenant, between the hours of 6:00 a.m. and 11:00 p.m. on Monday through Friday and 6:00 a.m. and 5:00 p.m. on Saturday of each week except on legal holidays on which Tenant's offices are closed and except as noted below, with the following utilities and other building services to the extent reasonably considered by Landlord to be necessary for Tenant’s 's comfortable use and occupancy of the Premises for general office use or as may be required by law or directed by governmental authority: (i) Heating, ventilation and air conditioning between the hours of 8:00 a.m. and 6:00 p.m., on Monday through Friday, and 8:00 a.m. and 12:00 p.m. on Saturday of each week, except on legal holidays with temperatures between 71°F and 73°Fair-conditioning; (ii) Electricity for normal lighting and operating business machines and equipment in the Premises and the common areas and facilities of the Building at all timesBuildings; (iii) Water for lavatory and drinking purposes at all timespurposes; (iv) Automatic elevator service at all timesservice; (v) Cleaning and janitorial service, including the supplying and installing of paper towels, toilet tissue and soap in common washrooms on Monday through Friday of each week except legal holidays; (vi) Washing The washing of interior and exterior windows at intervals established by Landlordreasonable intervals; (vii) Replacement of all building standard lamps, bulbs, starters and ballasts used in the Building during as required from time to time as a result of normal business hours Monday through Fridayusage; (viii) Cleaning and maintenance of the common areas and facilities of the Building Buildings and the walks, driveways, parking lots lot and landscaped areas adjacent to the BuildingBuildings, including the removal of rubbish and snow during normal business hours Monday through Friday;snow; and (ix) Repair and maintenance of the Building Buildings and certain systems within the Premises to the extent specified in Paragraph 10(a) hereof during normal business hours Monday through Friday; and (x) Access to/egress from Section 8 hereof. Landlord hereby agrees to obtain and retain separate metering for all electricity used in the Premises at all timesPremises.
