Common use of Waiver of right to forfeit Clause in Contracts

Waiver of right to forfeit. That no demand for or acceptance or receipt of any part of the Basic Rent or Additional Rent shall operate as a waiver by the Landlord of any right which the Landlord may have to irritate this Lease by reason of any breach of the Tenant’s obligations notwithstanding that the Landlord may know or be deemed to know of such breach at the date of such demand, acceptance or receipt.
