THIS LEASEHOLD DEED OF TRUST, SECURITY AGREEMENT AND FIXTURE FILING WITH ASSIGNMENT OF LEASES AND RENTS (this "Deed of Trust") is made and executed as of the 16th day of October, 2024 by EQRT 2871 102nd, L.P., a Delaware limited partnership ("Borrower"), whose mailing address is c/o EQT Exeter, Five Radnor Corporate Center, 100 Matsonford Road, Suite 250, Radnor, Delaware County, Pennsylvania 19087, as grantor, to First American Title Insurance Company, a Nebraska corporation, whose mailing address is 385 E. Colorado Blvd, Suite 205, Pasadena, CA 91101 (“Trustee”), as trustee, for the benefit of STATE FARM LIFE INSURANCE COMPANY, an Illinois insurance company, whose mailing address is Attn: Law Department – Investments, Loan #15134, One State Farm Plaza, A-3, Bloomington, Illinois 61710 ("Lender") as beneficiary, and pertains to the real estate described on Exhibit A attached hereto and made a part hereof (the "Real Estate").
