More Definitions of Abatement Event

Abatement Event shall have the meaning set forth in Section 14.5 hereof.
Abatement Event means only: (a) any failure by Landlord to substantially complete the Additional Landlord's Work on or before the Outside Completion Date (defined below); (b) any (i) alteration or construction by Landlord in the Building or the Premises after the Commencement Date, (ii) any repair or maintenance which Landlord is required to perform hereunder and which Landlord fails to perform after the Commencement Date; (c) any failure, for any reason within Landlord's reasonable control, to provide services, utilities or access to the Premises; or (d) the presence of any Hazardous Materials in, on, under or about, the Premises or any portion thereof (or the abatement by Landlord thereof in accordance with Paragraph 3.1.4, below) that were present in, on, under or about the Premises on the Effective Date or that become present in, on, under or about the Premises or any portion thereof at any time after the Effective Date other than as a result of any act or omission of Tenant or any other Tenant's Party. As used herein, the "OUTSIDE COMPLETION DATE" shall mean April 15, 2006; provided, however, that notwithstanding anything to the contrary herein, the Outside Completion Date shall be extended on a day for day basis for each day of delay in substantial completion of the material Landlord's Work that is caused by a Tenant Delay or a Qualifying Holdover Delay. Abatement Event means and refer solely to any one or more of the following:
Abatement Event means the destruction of, or material damage to, all or any portion of the Premises by fire, earthquake, riot, storm, war, or by any other casualty beyond the control of the Lessor or the Lessee so that the Premises becomes wholly or partly unusable.
Abatement Event means any of the following, provided same substantially interferes with Tenant's use of the Demised Premises and Tenant as a result thereof vacates all, or a portion of the Demised Premises because Tenant can no longer use same for its business purposes: (i) any repair, maintenance or other work by Landlord done or not done in or about the Demised Premises; (ii) any default by Landlord under this Lease; or (iii) the presence of any Hazardous Materials at the Demised Premises not caused by Tenant.
Abatement Event means any of the following, provided same substantially interferes with Tenant's use of the Premises and Tenant as a result thereof vacates all, or a portion of the Premises because Tenant can no longer use same for its business purposes: (i) any repair, maintenance, alteration or other work by Landlord done or not done in or about the Premises to the extent Landlord is liable; (ii) any default beyond the applicable cure period by Landlord under this Lease; (iii) the presence of any hazardous materials in violation of Environmental Laws in or at the Premises not caused by Tenant; (iv) the interruption of any access to the Premises or utility service to the extent such interruption is caused by Landlord, through no fault of Tenant.
Abatement Event means any of the following: (i) Landlord fails to provide any of the Essential Services required under this Lease to be provided to the Premises, (ii) Landlord fails to make the repairs required under this Lease to be made by Landlord or (iii) Landlord’s entry into the Premises to make repairs to the Building. The term “Essential Services” means any of the following: electricity; HVAC; passenger elevator service; water for lavatory purposes; and any other service required under this Lease to be provided to the Premises which if interrupted would prevent Tenant from using and occupying the Premises for the conduct of its business (or the applicable material portion thereof).
