Bank shall have received an ALTA Policy of Title Insurance, with such endorsements as Bank may require, issued by a company and in form and substance satisfactory to Bank, in such amount as Bank shall require, insuring Bank's lien on the real property collateral required hereby to be of first priority, subject only to such exceptions as Bank shall approve in its discretion, with all costs thereof to be paid by Borrower.
Any increased costs for an ALTA Policy of Title Insurance together with the cost of any associated survey shall be paid by BUYER.
Copies of all documents of record concerning the Real Estate as identified on the commitment for the ALTA Policy referred to above.
