General Common Element definition

General Common Element means any common element not a limited common element. Residents do not have the exclusive use of control of any of the general common elements.
General Common Element if used herein means “Common Element”.
General Common Element means that portion of the Condominium Project owned in an undivided interest by all Unit owners and whose use is shared by all Unit owners and is not a Limited Common Element.

Examples of General Common Element in a sentence

  • Area of the wall at the floor level excluding plinth offsets, if any; when the building consists of columns projecting beyond cladding, the plinth area shall be taken upto the external face of cladding (in case of corrugated sheet cladding outer edge of corrugation shall be considered) (Refer sketch- I) Note: In case, a common wall is owned jointly by two owners, only hall the area of such walls shall be included in the plinth area of one owner.

  • Bicycles may be kept in General Common Element areas only when parked in authorized bike racks.

  • In cases where the Co-owner’s policy is deemed primary for the purpose of covering losses where the damage is incidental or caused by a General Common Element or any repair or replacement of same, the insurance carrier of the Co-owner will have no right of subrogation against the Association or its carrier.

  • Such notice shall direct the alleged violator and/or responsible Unit Owner to appear before the Board and show cause why the General Common Element usage privileges of that Unit should not be suspended, in whole or in part, and/or why a monetary penalty should not be assessed.

  • There shall exist easements for pedestrian access by all Co-owners to the Open Space Areas over the Pedestrian Path System depicted as a General Common Element on the Condominium Subdivision Plan.

  • These shaded areas were collectively described as the “General Common Element.” A large portion of this General Common Element, consisting of wetland areas, was located behind and to the southeast of several of the proposed units.

  • Any damage to the General Common Element areas or other common Association property caused by a Unit owner, resident, family member, guest or invitee shall be repaired at the expense of that Unit owner.

General Common Element means the Common Element other than the Limited Common Element.

Related to General Common Element

  • Limited common element means a portion of the common elements allocated by the declaration or by operation of section 38-33.3-202 (1) (b) or (1) (d) for the exclusive use of one or more units but fewer than all of the units.

  • Common elements means all portions of a condominium other than the units.

  • Generation Owner means a Member that owns, leases with rights equivalent to ownership, or otherwise controls and operates one or more operating generation resources located in the PJM Region. The foregoing notwithstanding, for a planned generation resource to qualify a Member as a Generation Owner, such resource shall have cleared an RPM auction, and for Energy Resources, the resource shall have a FERC-jurisdictional interconnection agreement or wholesale market participation agreement within PJM. Purchasing all or a portion of the output of a generation resource shall not be sufficient to qualify a Member as a Generation Owner. For purposes of Members Committee sector classification, a Member that is primarily a retail end- user of electricity that owns generation may qualify as a Generation Owner if: (1) the generation resource is the subject of a FERC-jurisdictional interconnection agreement or wholesale market participation agreement within PJM; (2) the average physical unforced capacity owned by the Member and its affiliates over the five Planning Periods immediately preceding the relevant Planning Period exceeds the average PJM capacity obligation of the Member and its affiliates over the same time period; and (3) the average energy produced by the Member and its affiliates within PJM over the five Planning Periods immediately preceding the relevant Planning Period exceeds the average energy consumed by the Member and its affiliates within PJM over the same time period. Generation Resource Maximum Output:

  • public service infrastructure means publicly controlled infrastructure of the following kinds:

  • Stormwater runoff means water flow on the surface of the ground or in storm sewers, resulting from precipitation.

  • Electric utility steam generating unit means any steam electric generating unit that is constructed for the purpose of supplying more than one-third of its potential electric output capacity and more than 25 MW electrical output to any utility power distribution system for sale. Any steam supplied to a steam distribution system for the purpose of providing steam to a steam-electric generator that would produce electrical energy for sale is also considered in determining the electrical energy output capacity of the affected facility.

  • Public water system means a system for the provision of water for human consumption through pipes or other constructed conveyances that has 15 or more service connections or regularly serves at least 25 individuals daily at least 60 days out of the year.

  • Community water system means a public water system which serves at least 15 service connections used by year-round residents or regularly serves at least 25 year-round residents.

  • Non-community water system means a public water system that is not a community water system.

  • Stormwater management planning area means the geographic area for which a stormwater management planning agency is authorized to prepare stormwater management plans, or a specific portion of that area identified in a stormwater management plan prepared by that agency.

  • Nontransient noncommunity water system means a public water system that is not a community water system and that regularly serves at least the same 25 persons over 6 months per year.
