Initial Commencement Date definition

Initial Commencement Date means the first Commencement Date set forth in Exhibit 7.

Each reference in the Lease to any Basic Lease Information shall mean the applicable information set forth above. In the event of any conflict between an item in the Basic Lease Information and the Lease, the Lease shall control.

Initial Commencement Date means October 28, 2000. The term “Secondary Commencement Date” shall mean November 27, 2000.

Examples of Initial Commencement Date in a sentence

• In the case of any such delay, the Actual Commencement Date shall be the Initial Commencement Date extended to the date on which Landlord tenders possession of the Leased Premises to Tenant, in substantially the condition promised to Tenant (for example - as-is & broom clean and/or with substantial completion of Landlord's Initial Fit-Out Work - as may be set forth in other provisions of this Lease regarding the condition of the Leased Premises upon delivery to Tenant).

• The initial term of this Lease (the “Fixed Term”) shall commence on the Initial Commencement Date and shall expire on the eighth anniversary of the last day of the month in which the Initial Commencement Date occurs unless sooner terminated in accordance with the provisions hereof.

• Tenant shall pay Base Rent to Landlord with respect to the Third Floor Portion, the Fourth Floor Portion and the Storage Space, in advance, in equal monthly installments, commencing on or before the Initial Commencement Date, and thereafter on or before the first day of each calendar month during the Term until the Commencement Date.

• The Cap Amount provided for in the preceding sentence applies if the first year of the Base Term for the Identified Expansion Building is reasonably estimated by Landlord to commence within 24 months after the Initial Commencement Date, and the Cap Amount shall thereafter be increased by the Bi-Annual Rent Adjustment Percentage on every other anniversary of the Initial Commencement Date.

• On the Initial Commencement Date, Tenant shall pay to Landlord the first month’s Base Rent with respect to the Third Floor Portion, the Fourth Floor Portion and the Storage Space.

More Definitions of Initial Commencement Date

Initial Commencement Date means the date on which an Expansion Project has become operational and is placed into service.

Initial Commencement Date means, the date that any pipeline portion of the Jonah Expansion is placed in service.
