Asset Manager shall complete in house or appoint an Operations and Maintenance service provider to conduct either the bi-annual or annual Preventative Maintenance services set forth in Section 8 below, provided that Asset Manager’s use of any sub-contractor(s) will require prior approval by the Customer.

In the event of any failure by Lessee in payment of the Maintenance Charges, Maintenance service provider will notify Lessee of such non-payment and if such payments outstanding are not paid within the notice period, Maintenance service provider will be entitled to stop the services to Lessee.
In the event of any breach in payment of the services charges for the two consecutive months and if the same is not paid within 21 days after notification by Maintenance service provider, Maintenance service provider shall be entitled to discontinue the said services to Lessee till the date of payment.
