The Developer will establish Residential Design Guidelines for the Project prior to conveying any Lot within the Project property.
Additional detailed standards at least as restrictive as the Residential Design Guidelines will be adopted and incorporated into restrictive covenants to be recorded and made applicable to residential structures within the Project (“Covenants”).

No structure or thing shall be placed, erected, or installed upon any Unit within the Properties and no improvements or other work (including staking, clearing, excavation, grading and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) shall take place within the Properties, except in compliance with this Article and the Residential Design Guidelines.
There shall be no limitation on the scope of amendments to the Residential Design Guidelines, and such amendments may remove requirements previously imposed or otherwise make the Residential Design Guidelines less restrictive.
The design of and the type and material of all fences or walls shall be governed by the Residential Design Guidelines.
