At the end or sooner determination of the Term quietly to yield up the Land to the Landlord in accordance with the Tenant’s Covenants.
The Tenant hereby covenants with the Landlord to observe and perform the Tenant’s Covenants at all times during the term.
If the Tenant is in default of any of the Tenant’s Covenants, then the Landlord shall hold the Excess until such time as the default is rectified.
