Flat Fee. Effective November 1, 2014 (the “Effective Date”), the Company will pay the Contractor a basic fee (the “Fee”) of $5,000.00 per month plus the applicable HST payable monthly, on the 15th of each month and upon presentation of an invoice. Final settlement for the month will be billed and payable at the end of each month.

The failure to make the utility payment is a material and substantial breach of the Leasing Agreement and will entitle the Landlord to exercise all remedies available under the Housing Contract. The Landlord is entitled to use Resident security deposit to recover unpaid utility charges.
