Access to Demised Premises. Section 13.01. Owner and its agents shall have the following rights in and about the Demised Premises: (i) to enter the Demised Premises at all times to examine the Demised Premises or for any of the purposes set forth in this Article or for the purpose of performing any obligation of Owner under this Lease or exercising any right or remedy reserved to Owner in this Lease, and if Tenant, its officers, partners, agents or employees shall not be personally present or shall not open and permit an entry into the Demised Premises at any time when such entry shall be necessary or permissible, to use a master key or to forceably enter the Demised Premises; (ii) to erect, install, use and maintain pipes, ducts and conduits in and through the Demised Premises; (iii) to exhibit the Demised Premises to others; (iv) to make such decorations, repairs, alterations, improvements or additions, and to perform such maintenance, including, but not limited to, the maintenance of all heating, air conditioning, elevator, plumbing, electrical and other mechanical facilities, as Owner may deem necessary or desirable; (v) to take all materials into and upon the Demised Premises that may be required in connection with any such decorations, repairs, alterations, improvements, additions or maintenance; and (vi) during the last three (3) months of the Demised Term to alter, renovate and decorate the Demised Premises provided that Tenant shall have removed all or substantially all of Tenant's property from the Demised Premises. Owner shall have the right, from time to time, to change the name, number or designation by which the Building is commonly known.

Access to Demised Premises. Section 13.0114.01. Owner Subject to the applicable provisions of this Article, Landlord and its agents shall have the following rights in and about the Demised PremisesPremises after (except in case of emergency) prior oral or written notice and affording Tenant an opportunity to have one or more of its employees present: (i) to enter into the Demised Premises at all reasonable times to examine the Demised Premises or for any of the purposes set forth in this Article or for the purpose of performing any obligation of Owner Landlord under this Lease or exercising any right or remedy reserved to Owner Landlord in this Lease, and if Tenant, its officers, partners, agents or employees shall not be personally present or shall not open and permit an entry into the Demised Premises at any time when such entry shall be necessary or permissible, to use a master key or to forceably enter the Demised Premises; (ii) to erect, install, use and maintain pipes, ducts and conduits (concealed, where practicable, above the finished ceiling, behind finished walls or beneath the finished floor) in and through the Demised PremisesPremises without diminishing (except to a de minimis extent) the usable area thereof; (iii) to exhibit the Demised Premises to othersothers (including prospective tenants, but only during the final twelve (12) months of the Demised Term); (iv) to make such decorations, repairs, alterations, improvements or additions, and or to perform such maintenance, including, but not limited to, the maintenance of all heating, air conditioning, elevator, plumbing, electrical and other mechanical facilities, as Owner Landlord may reasonably deem necessary or desirable; and (v) to take all materials into and upon the Demised Premises that may be required in connection with any such decorations, repairs, alterations, improvements, additions or maintenance; and . The holders of any mortgages affecting the Building or the Real Property shall have the right (visubject to the same provisions hereof governing access by Landlord) during the last three (3) months of the Demised Term to alter, renovate and decorate enter the Demised Premises provided that from time to time through their respective employees, agents, representatives and architects to inspect the same or to cure any default of Landlord or Tenant relating thereto. The landlord under the Commonwealth Lease and representatives of the Federal Highway Administration ("FHWA") shall have removed all or substantially all of Tenant's property from the right to enter the Demised Premises to inspect the same or for the purpose of enabling the Department of Public Works of the Commonwealth of Massachusetts, together with representatives of the FHWA to perform any activities necessary for the construction, maintenance, repair, inspection, security, observation, removal or like operations with respect to any such landlord's facilities within the Non-Leased Premises, as defined in the Commonwealth Lease. Owner The Authority, the City of Boston and the United States of America shall also have the right to enter the Demised Premises from time to time to inspect the same. Landlord shall have the right, from time to time, to change the name, number or designation by which the Building is commonly known., which right shall include, without limitation, the right to name the Building after any tenant. Owner Landlord and its agents shall have the following rights in and about the Demised Premises: (i) to enter the Demised Premises at all times times, upon reasonable prior oral or telephonic notice (or at any time without notice in an emergency), to examine the Demised Premises or for any of the purposes set forth in this Article or for the purpose of performing any obligation of Owner Landlord under this Lease or exercising any right or remedy reserved to Owner Landlord in this Lease, and if Tenant, its officers, partners, agents or employees shall not be personally present or shall not open and permit an entry into the Demised Premises at any time when such entry shall be necessary or permissible, to use a master key or or, if required in an emergency to forceably forcibly enter the Demised Premises; (ii) to erect, install, use and maintain pipes, ducts and conduits in and through the Demised PremisesPremises provided same does not decrease the size of the Premises by more than a de minimus amount; (iii) to exhibit the Demised Premises to othersprospective purchasers or mortgagees or during the last twelve (12) months of the Term, lessees or if in connection with any other reasonable business purpose; (iv) to make such decorations, repairs, alterations, improvements or additions, and or to perform such maintenance, including, but not limited to, the maintenance of all heating, air conditioning, elevator, plumbing, electrical and other mechanical facilities, as Owner Landlord may deem necessary or desirable; (v) to take all materials into and upon the Demised Premises that may be required in connection with any such decorations, repairs, alterations, improvements, additions or maintenance; and (vi) to alter and renovate the Demised Premises at any time during the last three (3) months of the Demised Term if Tenant shall have abandoned the Demised Premises; and (vii) to alter, renovate and decorate enter the Demised Premises provided to conduct any tests during working hours on Business Days required or mandated by Legal Requirements or Environmental Requirements. Landlord shall utilize diligent efforts in exercising its rights pursuant to this Section 13.1 so that Tenant shall have removed all such exercise of rights does not materially and adversely interfere with Tenant’s use of or substantially all of Tenant's property from access to the Demised Premises. Owner shall have the right, from time to time, to change the name, number or designation by which the Building is commonly known.
