ADDITIONAL MONTHLY RENT. If Tenant draws down any portion of the Additional TI Allowance (as defined in the Workletter), then beginning on the later of the first Commencement Date to occur under this Lease or the first day of the calendar month following the month in which the first disbursement of Additional TI Allowance funds by Landlord occurs and continuing on the first day of each subsequent calendar month throughout the remainder of the initial term of this Lease, Tenant shall pay to Landlord, in addition to the minimum monthly rental payable under Section 3.1(a), additional monthly rent (“Additional Monthly Rent” which term may refer either severally or collectively to the First Tranche Additional Monthly Rent and/or the Second Tranche Additional Monthly Rent, as the context reasonably requires) as follows:

ADDITIONAL MONTHLY RENT. On the Commencement Date or as soon as possible thereafter, Landlord shall submit to Tenant a statement of the estimated total Additional Rent owed by Tenant under Section 9.3 for the period from the Commencement Date to the end of the calendar year. Tenant shall pay such estimated Additional Rent in monthly payments equal to the amount of the Additonal Rent divided by the number of full months remaining in the period from the Commencement date to the end of the calendar year (the "Additional Monthly Rent"). The Additional Monthly Rent shall be paid concurrently with the monthly payment of the Minimum rent and shall be adjusted as provided in Section 9.4.2 herein.

ADDITIONAL MONTHLY RENT. (a) From and after the Additional Rent Commencement Date, if and to the extent that Landlord is obligated to pay additional monthly rent under the Prime Lease, whether such additional monthly rent is to reimburse Prime Landlord for taxes, operating expenses, common area Maintenance charges or other expenses incurred by the Prime Landlord in connection with the Property, Tenant shall pay to Landlord, the percentage of such additional monthly rent (to the extent such additional monthly rent is attributable to events occurring during the term of this Sublease) which is set forth in Section 1(p) as the Tenant’s Prorata Share as Tenant’s Additional Monthly Rent. Such payment shall be due from Tenant to Landlord no fewer than five (5) days prior to the elate upon which Landlord’s payment of such additional monthly rent is due to the Prime Landlord, provided that Tenant shall have been billed therefor at least ten (10) days prior to such due date (which xxxx shall be accompanied by a copy of Prime Landlord’s xxxx and other material furnished to Landlord in connection therewith).
(b) The Tenant’s Prorata Share provided for in Section 1(p) is calculated by dividing the rentable area of the Premises by the rentable area of the premises leased by Prime Landlord to Landlord pursuant to the Prime Lease. In the event the rentable area of the Premises or the area of the premises leased pursuant to the Prime Lease shall be changed during the Term, then the Tenant’s Prorata Share shall be recalculated provided no such recalculation shall result in an increase in Tenant’s Additional Monthly Rent unless the Premises have been enlarged.
