AUTOMATIC BASE RENT INCREASES. In addition to any Additional Monthly Rent owed or to be owed by Lessee under the provisions of Article 6.1 through Article 6.3, the Base Rental (as defined in Article 3.1) shall be adjusted upward or downward as provided below in this Article 6.4, provided that in no event shall the Base Rental be reduced below the initial Base Rental specified in Article 3.1. Effective as of each anniversary dale of the commencement of this Lease, the Base Rental shall be adjuxxxx for the next succeeding twelve (12)-month period in an amount equal to the percentage change in the Revised Consumer Price Index for Urban Wage Earners and Clerical Workers (1967 = 100) (hereinafter called the "INDEX") published by the Bureau of Labor Statistics of the United States Department of Labor, for the Relevant Market specified in Item 6(f) of the Basic Lease Provisions (or for the state in which the Relevant Market is located, if no Index is published for the Relevant Market specified) from the closest date of publication of the Index prior to the effective date of such adjustment. Lessor shall furnish Lessee a written statement at least fifteen (15) days prior to the effectiveness of such adjustment, wherein the adjusted Base Rental and the calculations used to determine the amount of adjustment shall be set forth. As adjusted, the Base Rental shall be the Base Rental for purposes of Article 3.1, until the effective date of the next such annual adjustment, and as used in this Lease, the term "Base Rental" shall mean and refer to the Base Rental specified in Article 3.1, as adjusted by the provisions of this Article 6.4. If publication of the Index shall be discontinued on that portion thereof relating to the Relevant Market (and for the state in which such Relevant Market is located), the parties hereto shall thereafter accept comparable statistics on the cost of living for the United States, as they shall be computed and published by an agency of the United States government, or by a responsible financial periodical or recognized authority then to be selected by Lessor.

  • Salary Increases During the period of employment as provided in Paragraph 1(b) hereof, the base salary of the Executive shall be reviewed no less frequently than annually by the Board or the Compensation Committee of the Board to determine whether or not the same should be increased in light of the duties and responsibilities of the Executive and the performance thereof, and if it is determined that an increase is merited, such increase shall be promptly put into effect and the base salary of the Executive as so increased shall constitute the base salary of the Executive for purposes of Paragraph 3(a).

  • Benefit Increases Benefit payments may be increased as provided in Section 2.1.3.

If any portion of the increased Commitments offered to the Banks as contemplated in the immediately preceding sentence is not subscribed for by the Banks, the Borrowers may, with the consent of the Administrative Agent as to any bank or financial institution that is not at such time a Bank (which consent shall not be unreasonably withheld or delayed), offer to any existing Bank or to one or more additional banks or financial institutions the opportunity to provide all or a portion of such unsubscribed portion of the increased Commitments pursuant to paragraph (b) below. No Bank has an obligation to increase its Commitment pursuant to this Section 2.20 except in its sole discretion.

  • Termination, Reduction and Increase of Commitments (a) Unless previously terminated, the Commitments shall terminate on the Maturity Date.

Notwithstanding anything to the contrary set forth in this Section 4.3, to the extent an Event of Default is then occurring, then Landlord may at its option, by notice to Tenant, elect, in addition to any other remedies Landlord may have under the Lease, one or both of the following remedies: (i) that Tenant shall immediately become obligated to pay to Landlord all Base Rent abated hereunder during the Base Rent Abatement Period, with interest as provided pursuant to the Lease from the date such Base Rent would have otherwise been due but for the abatement provided herein, or (ii) that the dollar amount of the unapplied portion of the Base Rent Abatement as of such Event of Default shall be converted to a credit to be applied to the Base Rent applicable to the Premises at the end of the Expansion Term and Tenant shall immediately be obligated to begin paying Base Rent for the entire Premises in full.
