Advanced Schematic Design (ASD) Phase. 2.4.1 Based upon the approved Conceptual Schematic Design Documents, and any adjustments authorized by Owner in the Facilities Program, schedule or budget, Professional shall prepare, for approval by Owner, “Advanced Schematic Design Documents” consisting of plans, drawings, 3-dimensional renderings and other information and materials illustrating the scale and relationship of Project components, energy conservation approach and building systems parameters. Professional shall submit the Advanced Schematic Design Documents to Owner for review and to Construction Manager for Construction Manager’s review and use in preparing an updated Construction Cost Estimate. Further, if an independent cost estimator is employed (by Professional or Owner), Professional shall also provide the Advanced Schematic Design Documents to the independent cost estimator. Professional shall, if requested by Owner, study, consider, initiate and/or implement cost savings proposals as provided in Sections 2.1.9 and 2.1.10 above. Professional shall also prepare and deliver to Owner the other Advanced Schematic Design Phase deliverables listed in the current version of the then current UCF Professional Services Guide. Professional shall also submit a draft version of the Basis of Design (BOD) document in accordance with Section 2.1.5. The Advanced Schematic Design Phase shall not be deemed complete until the Construction Cost Estimate is verified by Owner to be within budget. 2.4.2 Professional shall submit to Owner: (a) eight (8) full-sized sets of the Advanced Schematic Design Documents, (b) two (2) site plans with footprint and tree-removal plan (if applicable), and (c) an ASHRAE Energy Model with input and output data.
