Annual Inspections. During each year of the Term after the first anniversary of the Commencement Date, Lessor and its agents shall have the right to inspect the Leased Property and all systems contained therein at any reasonable time to determine Lessee's compliance with its obligations under this Lease, including those obligations set forth in Article VII and this Article VIII. Lessee shall be responsible for the costs of such inspections, which costs shall not exceed on an annual basis the sum of $1,500.00.
