As Is With All Faults. Lessor does not guarantee and shall not be responsible for failures caused by natural occurrences or by the unstable nature of the Leased Premises. Lessor makes no representation or warranty about the physical or geological condition of the Leased Premises or their suitability for oil and gas exploration and production. Lessee accepts the Leased Premises AS IS and WITH ALL FAULTS and expressly assumes the risks associated with operating on the Leased Premises.
