Capitalization Rate. The Capitalization Rate shall be six and three-fourths percent (6.75%).
Capitalization Rate. (a) With respect to any Stabilized Property owned or leased pursuant to a Ground Lease by QTLP or any of its Subsidiaries, an amount equal to nine percent (9.00%) (the “Primary Capitalization Rate”).
Capitalization Rate. For purposes of this Agreement, the Capitalization Rate equals 7.7 percent. However, in the event that the federal DAC tax capitalization rate applicable to individual life insurance policies changes, the Capitalization Rate will change accordingly.
Capitalization Rate. For Real Estate located in the District of Columbia, seven percent (7.00%); for all other Real Estate, seven and three-quarters percent (7.75%).

The Capitalization Rate shall be equal to, (a) for any Real Estate, or portion thereof, which is leased to Investment Grade Tenants with respect to which the applicable Lease(s) have an average remaining lease term of at least three (3) years remaining at the time of determination, seven and three-quarters percent (7.75%) (provided, for the avoidance of doubt, that if only a portion of any such Real Estate is leased to Investment Grade Tenant(s) with respect to which the applicable Lease(s) have an average remaining lease term of at least three (3) years remaining at the time of determination, then the capitalization rate of seven and three-quarters percent (7.75%) shall only apply to the income from such Real Estate that is attributable to such qualifying Lease(s)), and (b) for all Real Estate, or portion thereof, except the Real Estate which is included in clause (a) above, eight and one-quarter percent (8.25%); provided, however, for purposes of §8.5, the Capitalization Rate shall be equal to nine and one-half percent (9.50%).
Capitalization Rate. The Capitalization Rate shall be 9.5%. Capitalized Leases. Leases under which the Borrower or any of its Subsidiaries or any Partially-Owned Entity is the lessee or obligor, the discounted future rental obligations under which are required to be capitalized on the balance sheet of the lessee or obligor in accordance with GAAP. CERCLA. See §7.18.
Capitalization Rate. The capitalization rate shall equal 6.25% for multi-family Real Estate, 7.25% for retail and office Real Estate, and 8.25% for cold storage Real Estate.
Capitalization Rate. The definition of “Capitalization Rate” in Section 1.1 of the Credit Agreement is hereby modified by reducing the rate for Medical Office/Office Properties to seven percent (7.0%) and reducing the rate for Other Properties to eight percent (8.0%).
Capitalization Rate. Upon the substitution and/or deletion of a Building, the information contained in EXHIBITS A AND B shall be updated to reflect the foregoing adjustments and this Agreement shall be amended as appropriate to reflect such change(s) in the transaction. Effective upon the execution of any such amendment, the parties shall be deemed to have made the representations and warranties set forth in the Agreement as to the substituted and/or additional property(ies).
Capitalization Rate. Borrower and Agent shall have agreed on an appropriate capitalization rate to be used in the calculation of the Stabilized Asset Value and the Unencumbered Stabilized Asset Value.
