CHANGES DURING TRANSACTION. Seller agrees that from the date of Acceptance until the date of Closing, none of the following shall occur without the prior written consent of Buyer: (a) no changes in any existing leases shall be made; (b) no new leases shall be entered into; (c) no substantial alterations or improvements to the Property shall be made or undertaken; and (d) no further financial encumbrances to the Property shall be made.
CHANGES DURING TRANSACTION. Seller agrees that except as provided in Section 12.5 below, from the date of Acceptance until the date of Closing the following additional items apply:

During the pendency of this transaction, Caltrans agrees that no changes in the existing leases, if any leases exist, shall be made, nor new leases or rental agreements entered into, nor shall any substantial alterations or repairs be made or undertaken to the Property without the written consent of the Purchaser.
CHANGES DURING TRANSACTION. CHANGES DURING TRANSACTION. During the pendency of this transaction, Seller (i) shall keep the Property and the Personal Property in good working order and repair, (ii) shall maintain the present services provided to the Property and (iii) shall make or allow no substantial alterations or repairs to the Property or Personal Property be made or undertaken without the written consent of the Buyer, which shall not be unreasonably withheld, conditioned or delayed.
CHANGES DURING TRANSACTION. During the pendency of this Agreement, Seller (i) shall keep the Property in good working order and repair, (ii) shall maintain the present services provided to the Property, (iii) shall not enter into any lease, license or other occupancy agreement for all or any portion of the Property, (iv) shall not, except with Buyer's prior written consent (which shall not be unreasonably withheld, conditioned or delayed) (A) make or permit any substantial or material alteration, repair or improvement to the Property, or (B) allow the cancellation of or a material reduction of the amount or scope of coverage under any insurance currently maintained with respect to the Property.
