Common use of Common Areas - Changes Clause in Contracts

Common Areas - Changes. Lessor shall have the right, in Xxxxxx's sole discretion, from time to time: (a) To make changes to the Common Areas, including, without limitation, changes in the location, size, shape and number of the lobbies, windows, stairways, air shafts, elevators, escalators, restrooms, driveways, entrances, parking spaces, parking areas, loading and unloading areas, ingress, egress, direction of traffic, landscaped areas, walkways and utility raceways; (b) To close temporarily any of the Common Areas for maintenance purposes so long as reasonable access to the Premises remains available; (c) To designate other land outside the boundaries of the Project to be a part of the Common Areas; (d) To add additional buildings and improvements to the Common Areas; (e) To use the Common Areas while engaged in making additional improvements, repairs or alterations to the Project, or any portion thereof; and (f) To do and perform such other acts and make such other changes in, to or with respect to the Common Areas and Project as Lessor may, in the exercise of sound business judgment, deem to be appropriate.

(c) To designate other land outside the boundaries of the Project to be a part of the Common Areas;’ (d) To add additional buildings and improvements to the Common Areas; (e) To use the Common Areas while engaged in making additional improvements, repairs or alterations to the Project, or any portion thereof; : and (f) To do and perform such other acts and make such other changes in, to or with respect to the Common Areas and Project as Lessor may, in the exercise of sound business judgment, deem to be appropriate. (g) Lessee to measure and verify the total square footage of the space. The rentable square footage is 15% higher than the usable square footage (Load factor).

Common Areas - Changes. Lessor (a) To the extent that such changes do not materially and adversely impair Tenant’s use of Premises, Landlord shall have the right, in Xxxxxx's Landlord’s sole discretion, from time to time: : (ai) To make changes to the Common Areas, including, without limitation, changes in the location, size, shape shape, and number of the lobbies, windows, stairways, air shafts, elevators, escalators, restrooms, driveways, entrances, parking spaces, parking areas, loading and unloading areas, ingress, egress, direction of traffic, landscaped areas, walkways and utility raceways; walkways; (bii) To close temporarily any of the Common Areas for maintenance purposes so long as reasonable access to the Premises remains available; ; (ciii) To designate other land outside the boundaries of the Project Industrial Center to be a part of the Common Areas; ; (div) To add additional buildings and improvements to the Common Areas; ; (ev) To use the Common Areas while engaged in making additional improvements, repairs repairs, or alterations to the ProjectIndustrial Center, or any portion thereof; and (fvi) To do and perform such other acts and make such other changes in, to to, or with respect to the Common Areas and Project the Industrial Center as Lessor Landlord may, in the exercise of sound business judgment, deem to be appropriate.

Lessor shall have the right, in Xxxxxx's Lessor’s sole but commercially reasonable discretion, from time to time, provided it does not interfere with Lessee’s use or occupancy of the Premises in any material respect: (a) 2.10.1 To make changes to the Common Areas, including, without limitation, changes in the location, size, shape and number of the lobbies, windows, stairways, air shafts, elevators, escalators, restrooms, driveways, entrances, parking spaces, parking areas, loading and unloading areas, ingress, egress, direction of traffic, landscaped areas, walkways and utility raceways; (b) 2.10.2 To close temporarily any of the Common Areas for maintenance purposes so long as reasonable access to the Premises remains available; (c) 2.10.3 To designate other land outside the boundaries of the Project to be a part of the Common Areas; (d) 2.10.4 To add additional buildings and improvements to the Common Areas; (e) 2.10.5 To use the Common Areas while engaged in making additional improvements, repairs or alterations to the Project, or any portion thereof; and (f) 2.10.6 To do and perform such other acts and make such other changes in, to or with respect to the Common Areas and Project as Lessor may, in the exercise of sound reasonable business judgment, deem to be appropriate.
